Introduction.
The Résidence “Le Bois Senis” offers you the opportunity to purchase 2 or 3 bedroom villas adjacent to a mature golf course just 30 minutes drive from the city of Poitiers in the SW of France.
The villas are ideal either for personal use or as an investment or as a combination of the two. If bought with rental in mind a prospective owner can sign a contract with the on-site management company and benefit from a generous government scheme which means the 19.6% VAT on the purchase price will be refunded giving a healthy discount on the market value of the property. A proportion of this refund has to be repaid if the property is sold within 20 years on the basis of 1/20th of the total, per year owned less than 20.
Prices start at around 170,000€ for a two bedroom villa and at 230,000€ for a three bedroom one. These figures come down to 141,000€ and 191,000€ respectively following the reimbursement of the VAT element, for owners who sign up to the rental scheme.

The development is on land which used to be part of the estate of a 19th century chateau which still dominates the village. Just beyond this are three long established 9 hole golf courses providing a number of alternative 18 hole challenges. At the course there are also club house facilities including a restaurant and bar. A free 3 year membership of the golf club comes with each property and this is transferable to all tenants having use of the property. If membership of the golf club is not desired a rebate of 3000€ on the asking price of the villas is available. The villas themselves will be just a seven minute stroll along a safe woodland path to the clubhouse and first tee.
As well as this development of villas, two further ones are planned as well as an extensive sports centre and snack bar, an equestrian centre and a 60 bedroom hotel also with restaurant and bars.

The complex surrounds a charming traditional village and is within easy reach of the towns of Parthenay and Niort for all daily shopping requirements and within 30 mins drive of Poitiers airport with its daily flights to London.

Phase one of the building work is well underway with delivery of the first villas programmed for the summer of 2006. As well as the private villas a large communal swimming pool will be added as the project develops. These villas are available for purchase immediately with all necessary construction and delivery guarantees in place.
Owners become members of the co-propriété (tenants association), which is responsible for the management, and maintenance of all the communal areas and facilities. The associated service charge (decided annually by the AGM) will be in the region of 120€ per month. Owners are also responsible for all the usual cost involved with property ownership such as local taxes (about 300€ per annum), home and contents insurance, garden and building maintenance and utility bills.

The Rental Scheme;
For owners who wish to rent out their property through the official “Résidence de Tourisme” scheme the development has its own “in house” rental management company Le Bois Senlis which will take care of all aspects of a rental programme. Charges for this are a set fee of 1000€ per annum for overall promotion and marketing plus a service charge of 21% of the gross rental income.
This service includes reservations and bookings, the reception of guests, cleaning and laundry, inventory inspection and deposit retention where necessary. All the usual worries associated with renting a property are therefore taken care of.
Within this rental scheme owners are entitled to personal use of their property for up to 26 weeks spaced out throughout the year. However the management company are happy to try and maximise the number of weeks rented out and their research has indicated that a figure of between 30 and 35 weeks is possible if the property is available all year round. A rental return of around 5% is considered realistic but there are no guarantees associated with this figure.

The seasons are defined as follows:

The 26 weeks of personal use have to be taken according to the following guidelines.
3 weeks in the period 15 March – 15 June
3 weeks in the period 15 June – 15September
3 weeks in the period 15 September – 15 November
16 weeks in the period 15 November – 15 March
plus just 1 week to be taken during the Christmas and New Year holiday period.
The reserved weeks have to be notified to the management company at the time of renewing the annual rental contract.
It is to be emphasised that this rental agreement is NOT a traditional leaseback scheme. Owners are and will remain the full freehold owner of the property. They simply allow the rental company to rent out the property whilst not in residence. Owners ARE allowed to live in their properties all year round if they do not wish to be part of the rental scheme. Equally owners sign up to the rental agreement on an annual basis and are free to withdraw from it the following year.
Owners are entirely free to rent out their own properties completely independently of this scheme as much or as little as they wish. However in this case the VAT refund on the purchase price would not be available and owners would be responsible for all aspects of managing the rentals.

In terms of capital growth the developers have indicated a likely figure of 12% in the first years after completion and 9% in the two subsequent years. These figures have been arrived at after studying the performance of the French property market in general over the last few years but obviously the figures are dependant on a large number of market forces completely outside the control of the developers and should form only part of an investor’s assessment.



A terrace.


Each villa is built on its own plot of between 300 and 800m2. Next to some of the villas are adjacent plots of around 400m2 which can be bought to extend the garden. A garden design and landscaping service is available and private swimming pools can be installed if required. A choice of interior design and furnishing packages is also available one of which must be bought if the villa is to become part of the rental scheme. These packages start at around 16,000€.
