Description

Interior-Ground Floor

Entrance Hall (3.4x6.2m) including stairs and downstairs cloakroom. This is imposing with its beams, galleried landing wood panelling and stonework. Two stories high and with its own wood burner, it offers superb views of the gardens via its French doors. The hall accesses both an integral garage (6.0x3.5m) and a cloakroom (2.4x0.4m) with toilet and washbasin.
Leading from this hall is the kitchen hallway (3.00x1.9m) which accesses both the kitchen and dining room. The kitchen (4.1x2.6m) is fitted with modern units and offers excellent facilities and storage space in a well-designed environment. The dining room (6.0x6.0m) is a charming room with large French windows, period fireplace with wood burner, beams and a superb dalle eglise stone floor all of which give great character.
The Living Room (6.0x6.0) is an elegant room accessed by two arched doorways. Also possessing beams, inset oak cupboards, fireplace and wood burner, French windows and a polished oak floor with cellar (6.0x6.0m) underneath. Bedroom (5.00x3.5). This has been used as the main bedroom by the current occupants and its accessibility is a real asset. It possesses French windows and a ballustraded dressing area which leads to a truly spacious bathroom (4.8x2.8m) having bath, toilet and wash basin and superb storage space offered by two double doored built- in wardrobes.

Second Floor

Accessed by the entrance hall stairs. To the left across a ballustraded gallery are a bedroom and bathroom. This bedroom (4.0x4.0) has its own vestibule and is a beautiful light room under a vaulted beamed roof. Also accessed from the vestibule is a bathroom (2.7x1.9m) with beamed ceiling, bath with shower, washbasin and toilet.
To the right of the stairs is a large oak floored, galleried mezzanine (6.1x3.0m) leading to a corridor (6.5x1.0m).Off this corridor is another bedroom (6.0x5.0m).This large, truly imposing room has a vaulted beamed ceiling and laminate floor. The corridor culminates in another vestibule (2.1x2.1m) offering access to another bedroom and a third bathroom. The bedroom (6.0x4.0m) again has a vaulted beamed ceiling and is newly carpeted. The bathroom has a wooden floor, shower with glass block partition, washbasin and toilet. In common with the other rooms it is also beamed. Also on the second floor is another large room(6.0x5.0m).Currently accessed by an external door this room has a boarded floor and is, at present, used for storage. There is considerable scope for conversion into further living/leisure space.

General

The house benefits from oil fired central heating, three wood burners and secondary glazing to all of the French windows, all professionally installed. A complete professional rewire was undertaken three years ago and broadband connection is also provided. All major rooms are south facing and have extensive views over the rear landscaped gardens. In addition the house layout could easily lend itself to the provision of private and self-contained chamber d’ hote accommodation on the second floor if desired. The whole house is in immaculate decorative order inside and out.

Outside

The property has 12,000 square meters of ground in total. To the front of the house is a large gravelled courtyard with gated entrance from a hard surfaced lane. Another courtyard is located beyond a stone archway. In this courtyard is a second garage/workshop (6.0x3.5m).To the front of both courtyards are large grounds bordered by conifers. To the rear of the property is a large, truly imposing, parkland garden having summer house, greenhouse and newly installed (2011) pool (6.0x 4.0m) with sunbathing terrace. The four French doors all offer access onto a large patio area edged by flower beds and lawn. Directly across the small lane is a large (6000 sq.m) enclosed paddock area. This is presently used as a nine hole pitch and putt course during the summer months. The location of this land makes it amenable to the possibility of gaining planning permission for further development or could be used for the keeping of horses.

The Area

The picturesque village of Blanzay with its bar/restaurant, post office, school, shop, bakery and magnificent church is located only 3k away. The village is also the administrative centre of the commune.
Slightly further afield is the historic market town of Civray with it riverside setting and splendid Romanesque church. There are several bars and restaurants in the town and its weekly markets and festivals are a real draw in the summer months. Facilities are excellent within the town and its environs and include a swimming pool, cinema, theatre and five supermarkets.
The cities of Poitiers, Angouleme and Niort are all within an hours drive, Limoges being slightly further away. Poitiers, Limoges and Angouleme/Cognac all have their provincial airports serving the UK and the rest of Europe. Road and rail links are excellent.
The whole area is attractive with many beautiful villages and places of interest within easy driving distance including the Marais Poitevin and the vineyard areas around Cognac. In particular, the beautiful Atlantic coastal resort of La Rochelle and the exclusive Ile de Re are easily accessed.
