Description

In the heart of a charming village in the north of the Vienne, this 12th century fortified home is surrounded by a moat and nearby stream. Qualities & Amenities

Livable Space

Approx 350 m2 of amazingly comfortable living space covering two floors which can be increased to almost 500 m2 with further restoration. The main home has 4 large bedrooms, two full bathrooms, two separate toilet rooms (WC), oak beamed living room, formal dining room, billiard/game room (former grand library), original oak parquet floors, and unique round tower rooms. A fifth bedroom is part of a separate loft apartment (dependancy).


Construction

Old Stone (Pierre Ancienne) home. This ancient construction is the most sought after in France. Many of the Château’s walls are 1 meter (3 ft) thick. Stays cool in the summer and (once heated) stays warm in the winter. There is use of historic Pierre Loire stone as the cornerstones of interior walls, windows and doorways, probably brought in during the 17th century as modern windows and doors were added. In addition, the ancient stones quarried around Martaizé are legendary for their strength and hardness. During the hundred years war (1337 to 1453), the French used Martaizé stone to make their cannon balls. Drilling holes in walls is, as the French say, "difficile".


Heating

Updated heating oil system has the new and latest 2009 compliant oil tanks, modern hot water radiators, efficient 2003 model heating unit with new digital thermostat. Entire system is well maintained. All rooms are heated and can be separately controlled. The Château’s large wood burning fireplaces are also used to supplement heating during winter months.


Electrical

Electrical systems have been recently renewed and upgraded in 2009, with new circuit breaker boxes, electrical panels, and rewiring completed to support additional needs such as a new pool cleaner, outdoor lighting, and a planned electric gate opener. All installations meet IEC code 60364 standards to ensure an electrical wiring system that is safe.


Water Sources

Both city and well water sources are utilized effectively. City water consumption is very low due to the way well water is utilized in the home. The entire estate can be switched to well water. The wells are filtered and fed by a stream and springs, providing a virtually unlimited water source on the property. The Vienne region is noted to have never had a water shortage. The large pool can be filled for free.


Swimming Pool

The large built-in swimming pool is perfect for diving and lap swimming. The pool is in beautiful condition, and adds to the attraction of the property. Entirely bordered by stone, the pool can be drained and filled easily with wonderful fresh water from the adjacent stream for free.
Dimensions: 5.15 meter (17 ft) width, 11.60 meters (38 ft) length, 3 meters (9 ft) deep end. It has been noted this is one of the largest pools in the region.
A new liner and side tiles were installed in 2007. Currently unheated, but perfect for solar panel heating. Summer and winter covers help keep the pool looking nice. Steps, ladder, and diving board add utility for use.


Sewer System

The home is on the city sewer system.


Fireplaces

There are two large working fireplaces (cleaned every year), with both chimneys renovated in 2002. Firewood is not a problem in this wooded region.


Roof

The Main home was completely re-roofed in 2003, including a beautiful old stone renovation of the fireplace mantels and chimneys.


Formal Entry Way

Formal entry still exhibits the black and white marble floors from an 18th century renovation, with a light marble staircase. A third WC beneath the staircase contains hand painted antique Rouen porcelain.


Living Room

Approx 110 m2. Includes large wood beamed ceiling, large fireplace, built in cabinets, lighting, and new curtains.


Dining Room

The large, formal dining room is approximately 100 m2, and includes original oak parquet flooring, a chandelier, and new curtains.


Bedrooms

Four (4) large bedrooms (ranging from 50 - 105m2 in size). All bedrooms are situated on the second floor.
~ Large master bedroom with a sitting room area and private bathroom.
~ Second large bedroom (second master) adjacent to second full bathroom (tower bath).
~ Third and Fourth bedrooms are of similar 10m X 10m dimensions.
All bedrooms and bathrooms have been recently remodeled with new carpet and built-in closets.
Note: There is also a 5th bedroom in the form of a loft apartment (very large, approx. 155m2 in size) in a separate wing of the main home featuring glass french doors, new country tiled flooring, and a swing-out bay window overlooking the prairie and the creek (see out buildings).


Bathrooms / WC

Two (2) full bathrooms and two (2) separate toilet rooms (WC's) on each end of the home. Master bath is a unique round custom design as it is situated in one of the Château’s towers. An additional toilet room (WC), located on the first floor, makes this home very livable.


Kitchen

Both spacious and completely renovated, the heart of the Château features new cabinets, custom countertops, sink, and appliances. Equipped with a beautiful, new (2007), blue color-matched, and hand-crafted, premiere Lacanche gas kitchen range with brass accents, a built-in LG stainless dual dishwasher, and an extra large LG stainless steel 3-door (french design) refrigerator with accelerated freezer and ice.


Salon/Billiard Room

Large 130 m2 billiard room or library/salon with large, formal, sculpted stone fireplace. This room has original oak parquet flooring and high 3 m (9 ft) ceilings with moldings. This room was once the master library.


Wash Room

Approximately 100m2, completely tiled, includes full, white, storage cabinets and new lighting. This room houses the heating unit, laundry room hooks-ups, double sink, and water purification system for home. It is presently equipped with new, white, stackable Miel washer and dryer unit, and large new, white, Liebherr premium temperature controled freezer.


Tower rooms

The south tower is restored and carpeted on the first floor and a unique remodeled round bath room on the second floor. The north tower needs renovation, but has been completely re-roofed in 2003.


The Main Hall

The large main hall room is not currently restored and is essentially how it was in ancient times. Its access to the north tower has also not been restored. The hall and tower are completely re-roofed, however, and an external stone staircase (unique in its design) leads to these rooms.


Wine Cellar (Cave)

Large wine cellar beneath the main hall room. Three separate cellar rooms.



Land & Outbuildings

Loft Apartment

Over 150 m2, this room is detached from the main home and offers privacy for a guest bedroom, or an art/hobby room. This room was recently remodeled with custom tile flooring, and a carpeted loft. Currently wood heated using a new, classic potbelly stove/fireplace, this room has a running water sink, but no bathroom or toilet installed.


Green House

Planting and potting room, allows gardening all year round. This area is a part of the main courtyard.


Garage

The large attached garage is rustic with a fresh gravel flooring and high beam ceiling. There is running water to wash you car inside, and additional access to the wine cellar (Cave).


Grounds Room

Room (approx 8m x 8m) for storing equipment used to maintain the Château’s grounds. Also houses the pumping equipment and holding tanks for the well water system.


Carriage House

This covered structure, once the old carriage house, is now used as a covered car port and also houses the nearby swimming pool filtration equipment.


Barn/Hanger

Situated on the agricultural side of the property (separated from the living area by fences and gates) is a huge 450 m2 modern working barn with running water, neon lighting, and animal stalls with troughs in excellent shape. This barn once supported a large dairy cow business, but can be converted into a stable for horses if desired.


Prairie/Land

Approximately 1.5 hectares (4 acres) of beautifully maintained prairie or meadow. Perfect for several riding horses. Meadow has been recently plowed, treated, and seeded for horse grazing.
