An exceptional area :

The Vercors is an area of outstanding beauty, a limestone plateau with a rich archaeological history, and famous for the role of the Resistance during WW2. It is internationally known for its speleological interests (Lans en Vercors held the 2008 international Forum of speleology), and its mountain ridge culminates at 7000 ft . The area has several family friendly ski stations, and has one of the most extensive cross country ski area in France. It has thriving and sustainable rural communities, diversifying into green tourism and energy.

The farmhouse :

The farmhouse is South facing and has beautiful views of the Vercors mountain ridge above the village of Lans en Vercors.  It is within a mile of the village.

Since its construction, probably dating from the mid 1800s, the farmhouse has seen many transformations.

We have entirely renovated the main house where we have lived for 8 years. The architect, a renovation specialist, designed the two flats in 2003-04 in the old stable and barn.

The gîte (Yamaro) is a profitable business as the Vercors offers benefits from both a winter and a summer tourist season, guaranteeing regular visitors. It gained the quality label 3 keys from the gîte organisation Clévances, and is marketed on its own website. It can, of course, be turned into an annual rental facility, or a secondary or main residential flat.

 The main house has an impressive volume and has been designed to form a flexible space to suit which can be organised into different accommodations.

===============        THE MAIN RESIDENCE     ============

Characteristics :   South facing, it has outstanding views on the local mountain ridge. The interior decoration makes extensive use of natural materials: pine and larch wood, stone, traditional lime plaster. The house is on 4 levels, articulating around an architectural staircase made by the local blacksmith. The whole staircase is lit by 2 Velux windows at the very top of the house, flooding the whole area with natural light.

Description:

  • ground floor: direct access to the South facing terrace and garden from the kitchen which forms an open plan dining and living room space. The wood burning stove has a double opening into both dining and living space.

  • Level 1: access from the central staircase: 4 bedrooms (1 master, 1 medium size, 2 smaller ones). One bathroom with bath, separate shower room, separate WC. Ample storage space with 2 walk-in cupboards.

  • Level 3: a spacious lounge (used currently as a game room) of 53 m2 with coombed ceilings, chimney ready for a wood stove installation. 1 bedroom with wash-hand basin: it has 2 Velux windows giving ample natural light, and combed ceiling. 2 bedrooms with combed ceiling and windows opening onto the view of the mountains, 1 shower room, 1 separate WC

  • Outside / Outbuildings: a sunny terrace and private garden of approximately 250 m2. Garage of 65 m2 suitable for 4 cars.

  • Particular points: Levels 2 and 3 together have an independent access and separate electricity, heating and water meters, making it possible to convert them into independent flats for residential or rental use.

===============         THE GITE    ================

Characteristics: This flat, full of charm and originality, is currently run as a gîte but can equally be converted into a residential flat. Recently converted from the old barn, it offers good amenities while retaining some of its traditional characteristics. It has beautiful views over the mountain ridge. It is sold with all its furnishing.

Description:

  • Ground floor: entrance, WC, main living area with open plan kitchen, dining area, chimney with insert stove, opening onto a small private terrace and garden.

  • 1st floor: small spiral staircase with stone wall to access the 1st floor area: 1 bedroom with a double and twin beds, shower room and separate WC, Velux window, coombed ceiling.

  • Outbuildings: the flat comes with a small stone lean-to accessed from the terrace. Garden approximately 70 m2.

=============        THE FLAT WITH BALCONY       ============

Characteristics: The traditional shape of the barn porch (locally called the “engrangeou”) has been faithfully kept to shelter large French windows opening onto a West facing covered but very sunny balcony or loggia. The flat is in perfect decorative order, ready to move into, and comes with cooker, oven and fitted kitchen units. It has been appointed to conform to all building regulations.
