It is extremly rare to buy a 'MH classé in totality': effectivly 13.000 buildings are private ISMH in France , beneath some 4.000 partially classé; a guess gives

ONLY some houndred MH classé TOTALLY
and at same time in private hand (eg cathedrals are 100% classé but in non private hands). For this very minute niche only -in contrast to every other buildings- the benefts of very extreme deductions are applicable. Eg the caretaker, totally all cost for the building, repair, INTEREST for credits are 100% deductible from whole PERSONAL income/gains without any limit eventhough it is primarily private expense and so never deductible besides by no other private & or Corp. finance ways-
(here it is legally deductible for this rare niche !! explicitly written in the finance laws & "1913 loi" and not with risky dressings with high penalities. Meta-Reason: all expenses are in last resort for the conservation of those rare MH which is decided by the will of sovereign act. So cathedrals must be saved also by law of extremly stronger extent eg in case of wars by direct orders only )

-- independent of tax domicile via strong legally declared "shifting" for all this private deductions . The buyer could live in foreign country; irrespective.

I develop now the sophisticated way.
a) Strictly a buyer should have minimal 300.000 euro/anno taxable income (or no income but capital) in order for the "tax way", ie deduction exactly 100% of all renovation costs.

aa) In best case he has more than 1 mio. euro for immediate deduction; otherwise echelon on years. But he could/should strongly create this 1mio. amount via hire-contract always! For this he must dispose of hire capital (in one payment to himself). (see b below)
ab) Another way: he could create operational french income (below) with his existing nonfrench foreign operations.

The sum of boths aa + ab combined gives now a french income (buying privately or via Comp./irrespective & same case/ in general: -better control -buying privately). Independent of country (and later domicile -better: tax domicile) !
By High-Finance 'shifting' in the following (b) developped. In case of french domicile (in past or changing), most is banal (with exception of the hire-creation via Company; so freeing-up liquidity to finance a renovation and concentration on one-year-deduction with great advantage). In case of conserving foreign tax domicile (in general better !), the buyer could shift also -in addition to hire income- some Company income to the Château by writing work/activity-bills there -delegated from abroad and declared to CI in France, which just exactly gives the freelunch gift after all-
(sufficient: he is partial time present, some rooms for 'grand' office; but no clerc or in basement clerc-office ).

b) He should cumulative (in addition) hire via his own Company /Corp. (from his person self) and hence pay (effectivly executing and declared to CI) rental fee ('oneself' contract) for ten years in advance (eg 1 mio. euro). Hereby creating a full deduction amount (deduction by reason of the renovation) additionnally to his french income.
(Sufficient: some rooms to hire, high hire justified anyhow; this would not hinder full personal use; all saloons as representative Office for short, exclusive Comp.'transactions-proceedings...' ; no clerc necessary or optional clerc office in deep basement).
Hereby the amount due to building firms is 40-45% ; for tax 55%: rest of 55% disbursed -net and cash- by CI (=TaxOffice) 'gratis' by a) and b) channel
(in case of foreign tax domicile a further'disbursement' there via 55% deduction; note: the foreign rate is the really effective one !) . This is imperative law.
Creating free new VALUE --now very uncommon scarce niche after reforms.
NOTE: Without 'plafonnement' (in fact scrapped on the Senat last minute by Premier Sarkozy personnally on 31 dec 2008 who made clear statemements expressis in favour. Thank God) .
The latter means: deduction of all cost in the FIRST year cumulative without limit - in contrast to each country elsewhere. In other words : for 1 mio invested, in the year of completion the buyer receives 550.000 euro cash in return -in case 55% tax (has not to wait 10 years for sectionings) in case of suffcient taxable gains (here: hire + operation incomes shifted from existing foreign op. + other french income ).
Because: By the two diverse Tax-Subjects (owner self and owners Company) he could not only one fold deduct the costs eg 1 mio euro (from his general french income -ordinary case) but shift from foreign country a taxable income to France (after the hire contract-shifting it is his income in France hence the renovation cost there deductible) and in foreign country it is a cost (hire payment) for the Company. "Country shifting". Summa: creating in sure manner directly via this château anew deduction-matter. (The hire-contract and oper. income shifting are at NO COST -- a pure logistic free-lunch change : but this creates the return of eg 550.000 euro/55% per 1mio invested).
Hence there are working two seperated deductions in twofold manner: 1) the renovation deduction in France, eg 1 mio euro 2) the independent hire cost deduction of 1 mio euro in favour of the Comp. in foreign country. In case of other french income -eg shifting other operations at ZERO cost- the owner has truly 2x (1mio + 0.3 mio euro french op. gain -not income! ) deductions in this optic; but it is really a onefold of the enlarged extent.
Naturally operation deductions to made for years, so eg 5 x 0.2 = 1 mio euro for five years. Without limits: if eg 0,5 mio/year are shifted; furthermore hire gives 1 mio minimum instantly in first year (could be paid higher: for 15 years or 150.000/year). RESULT: 1-2 mio euro in first year immediate deductible; following years eg 0.5 mio. deductible.
Eg 3 mio investment with 55% gives 1,65 mio euro as free gift (55% depending on country). Depending on renovation quality; 1mio should fulfil definitely the 'good' needs; very high deluxe for this object strongly justified.
bb) He should fill the residual gap: on every other private building, the caretakers, concierge, personal worker for repair...generally all thinkable expenses are not deductible; the sum of all this -meant 'anyway elsewhere expenses & some household'- ( & all house expenses or interest) fills the rest gap in part/full. Because he receives now back (by deducting) half of that expenses. So, he is very near to receive the whole renovation free in 10 years in excess of 55% in first year. (aa + ab augmentable ! Than Reassess strongly ! With same procedere newly calculated !! Think strongly through !!) Summa: great part 75%-100% of renovation R is free; he has definitly as very rare freelunch the value R (easily 3 mio euro-- at his option depending on needs for de luxe renovation).
In contrast to grant ("on talkative paper 40-80%") this way is sure by law and instantly realizable. ONLY for this some houndreds 'totalement classé MH' in whole France ; all for generations in fixed family hand - many famous examples

VAUX-LE-VICOMTE most known worldwide has exactly made that conctracts here developped ie "classé MH à perpetuelle demeure avec tout mobilier" year 1965 Comte de Vogué after M. Sommier.
Others: CHENONCEAU, CHEVERNY, Villandry, Anet, (VALENCAY no furthermore)... all MH 100% classé in private family.
Institut de France (foundation as such 'private' owns some worldknown at Paris with exactly same deduction contracts with Ministry Finance concluded).
NOTE: That contract is of value for TRANSFER ONLY.
The buyer is not obliged to that contract !
In contrast, the deduction of renovation & all costs etcpp are always by law without any obligation !

c) The buyer is searching a high GAIN-WITHDRAWEL without tax:

solution: he takes the hire 1.0 - 1.5 and five years operat.contingent 5x 0.4 from his foreign Comp./described way. --Real effect: he invest hence (in his private hands) 3 mio after this withdravel; he sells after 5 years the château. No tax, because no surplus-value (Rethink strongly)! But he can see also forever the value now in his private hands (not selling); effect: having avoided ANY tax and completed withdrawel with benefit 1.65 mio euro free lunch by strong laws. (Only for 'Totalement classé MH'. Further: having used 5 years with all expenses deducted by law, hence: half-free in addition.

d) The MARKET PRICE of the town-lot with park is alone 1.2- 1.6 mio euro,
hence the building is in this optic gratis. A buyer should categorical verify on some houndreds offers 170-225 euro/qm to see the market truth. But here a park with unobstructed amazing view forever on prominent arches & rock.

Without high tax income (from any country) ***costly*** unless for an enthusiast of unique extravagant architecture and style (BelleÉpoque).

e) CHARACTER of the building : concentration of quality on the least volume. Hence all 450 qm as Bel-Etage de luxe. The arches, cellars with further 600 qm are quasi the domestic-wing (kitchens,old '1900' food-lift to dining room). +++++++++++++++++++++++++++++++++++++++++

HISTORY
This château is the very masterpiece of J. Pin from roman-renaissance metropolis Lyon having created lifelong the entire Spa-architecture of the so called BelleÉpoque. Certainly the unique exemple of that Spa-architecture classified in totality MH (by Ministry of Culture, Paris).
Contemporary to Ch. Garnier ( *Palais-Garnier/ =Opéra Paris & *Grand Hôtel with Ducasse restaurant 'Louis XV' & *Opéra & famous *Casino - all at Monte Carlo).
On the first appearance: Exuberance of forms as a mark of that style; but a common great misinterpreation. Going deeper behind this first view -also, as a view only remaining on the surface, a great unreflecting error- the very classical construction in the most rigorous form possible is immediately manifest;
-numerous metrical proportions, in the strongest spirit of the Masters for all centuries, planned meticulous just mathematical strong 'on the centimeter' ;
-I could draw reams of lines for proof; it is a stupend densed abstract & numerical structure behind to reveal an ideal as concept with aspiration to harmonical measures;
- a prime proportion in numbers 2:4 :(6) for the aspect afar ( wide : high ie 2 : 4) with the centre-balcony as exact focus and a 2x3-tier=6 strong equidistant second partition of the height from the same focal point;
-than a same prime radialsymmetric structure by ingenious manner totally integrated in the ensemble, but now in the residual, perpendicular dimension three , consisting of the artificial terrace by 12 gigantic arches (vitrified as cellars and usable room with view to the landscape panorama final to the lake in the distance);
-a great many secondary proportions in profusion, all with exact symmetrical multireferences;
- every section gives a total symmetry, the vertical sections are even rotationally symmetric degree by degree, nevermore can be drawn a violating section;
- however, in some sense a creative polarity, the rigour in the strongest metrical elaboration is relaxed by many ArtNouveau elements on decor.
And now another more distinguished polarity is apparent -at the time 1900 the château was solitary on the rock-artificial terrace as on a tray - :
the creator of this work has given as honour and celebration to the whole surrounding theatre of a very festive beautiful montane landscape 'Savoye Alps with the limpid mirror of the lake in the distance' as Nature a grand stone-flower as an harmonical totally elaborated spiritual antipode. The Nature as landscape is now contemplating from all sides this artwork, stone-emanated in the middle of herself, but composing pure harmonical symmetries. Whereas the ensemble itself is created only as a deployment of loges; and in the epicentre of all this effort is sitting in his loge deeply contemplative on his part also the singular viewer of this landscape as the very other grand artwork changing all hours by endless moods of light and colours....

Important sculptural work on facades by Huet/Grenoble.
Singular worldclass ArtNouveau wroughtiron (perhaps the best nowadays still conserved aside from Victor Horta/Bruxelles and Antonio Gaudi/Barcelona).
In all rooms polychrome intarsia parquet of rare woods in 10 diverse patterns from manufactory Interlaken (as in russian-prussian and spanish castles).
ArtNouveau mosaic in the stairway.
Spanish leather on the wall of one Saloon.
There the temporary owner Countess Arbouzov (her husband was General of the Tsar) has given receptions with King Albert I., King Farouk, Prince Aga Khan and the worldknown Maréchal Foch (Avenue Foch on Etoile/Paris). Also Lord Hudson was a temporary owner.

Technical remarkable is the gigantic artificial terrace on the mountainside, see photo (curious precursor of modern architects in USA) consisting of 12 radialsymmetric arches fixed on the rock, on the surface of which the château is presented as on a festive tray to the town.
It was constructed by the technological leading enterprise Leon Grosse (headquarter Versailles) then with horse transport. Grosse has built eg Salle Pleyel/Paris, the Maginot-Tank-line, the first ferroconcret bridges at all; modern exemples of Grosse: Zenith St Etienne by Norman Foster/London with natural ventilation without any air condition system, the famous Europe Tower of THE Parlament Strasbourg, highway bridge Rhône Estuary, INSEAD Paris, worldknown TGV-Station Lyon-Satolas-StExupéry "Bird" by Santiago Calatrava/of Valencia.

The Château changed in the first half-century several times the owner, but was not in market since 1957 (only one internal transfer). 1986 an Arab had planned to transfer (stone by stone numbered) the château to Arabia. With great haste the Ministry of Culture confiscated and overnight declared "MH classé in totality edict 23avril 1986".
You can found the property in coffeetable book "GEO": La Terre insolite p. 214/215. The original plans and complete list of firms (mostly from Paris)- leading illustrious names- are on archive. The very sumptuous materials only accumulates to some 7.5 mio euro ;
after refreshment in full splendour : now the labor costs are high in contrast to 1900; but the realization 1900 is irreproducible elsewhere, unique, highly precious.

TRANSFER TAXE
By law the buyer has the absolute right to install a contract with Ministry Culture & Ministry Finance "Convention Type" with endless duration and with legal effect :

a) exemption from transfer tax (inheritance or donation) to any person (not necessary any relative: this is no condition). Than transfer is free of tax and gratis; whilst ordinary transfer would be charged merciless with very grim 60% tax- other estates: inevitable.
(A special variant: free change among relatives after every 5 years)
b) Yet it would be possible to fill fully the building with epoch values (eg values also in levels of 25 mio euro) and include precisly the complete listing in this contract.
The reason for this exemption was that the heirs in general are not capable to pay the tax with consequence: irreplaceable ensembles were loosed irreversible. So the State has redressed and given simultanously a way for wealthy owners.
The obligation by contract would be : invariable conservation of all listed values and a timely very restricted partial access for visitors (ie best way: one 'museum'room in the cellar for 50days opened/with munic. custodian) .

FURTHER TAX matter:
The buying capitalamount should be analysed -under very special constellations of the buyer- it could also in restricted extent be part of sophisticated tax deduction.
