Le Belvedere, your luxury property in Tignes (Les Brevieres) next to the most extensive glacier in Europe and linked to Val d’Isere for some of the best skiing in the world. Tignes Les Brevieres is a charming mountain village.

By common consent, the Espace Killy is one of the finest and most extensive ski areas in the world: two glaciers, 300 km of piste, 90 ski lifts, a top altitude of 3450m and an exemplary snow record, making it a first-class destination for skiers of all standards throughout the season.

At the gates of this white paradise, the charming village of Tignes les Brévières will be a welcome refuge for all lovers of alpine authenticity and pure pleasure. Offering direct lift access into the Espace Killy, this typical Savoyard mountain village is an ideal base for skiing. We are also aware that after sport, nothing beats complete comfort and relaxation; therefore, we are pleased to welcome you to the swimming pool, hot tub and sauna located in our central building. A full range of shops, bars and restaurants in the village also await you to introduce the local gastronomy.

The chalets are equipped to accommodate up to 12 guests and the apartments up to 6 guests!

Comfort and relaxation

Within the heart of the complex, our state-of-the-heart health club is available for all our guests. The facilities include a heated indoor swimming pool - perfect for relaxing the muscles before or after a day's skiing - sauna, hot tub, massage room and a fitness area featuring the latest equipment.

Extra services:
We are also happy to offer you a range of extra services such as delivery of bread and croissants, ski passes and lessons and ski hire. Our "on site" courtesy chauffeured minibus will transfer you the short hop between the chalets and the ski lifts.

Chalets and apartments for an upmarket family ski holiday!

Each chalet is equipped with a voluminous living room comprising a cosy chimney, comfortable sofas, a home cinema (depending on your choice of chalet), a large LCD satellite television with DVD player and PC media centre with WIFI and internet access. In addition, each bedroom is equipped with LCD satellite television and of course all are en-suite. • All master bedrooms have en-suite facilities.

• Satellite television and home cinema system.

• Each room in the apartment is of a good size and each beautifully decorated.

The leaseback

The leaseback is for a period of 9-11 years with the 19.6% VAT paid by the promoter giving you almost 20% discount on your property purchase.

The 3 different options:

1) “Equilis” is the “owner” formula with an excellent balance between long-term yield and personal use

4.10% yield with 0.85% towards costs totalling 3,25% net income guaranteed for 9 years. This income can be shared between cash income and personal use.

Personal use is in the shape of a coefficient (see calendar below) that you deduct from your income and according to which week you decide to take. This is a very flexible option as you can vary from year to year.


2) “Resultis” is the “investor” formula with total optimisation of your investment as well as income

The yield is made of fixed part of 2% of property price and is guaranteed for 9 years.

The variable part links similar properties inside a “pool” with 4.30% yield of property price of that pool. Above this yield, 50% of the turnover is shared among owners of that property pool.

Personal use is still available with the coefficient system to be taken off your 2% yield (see calendar below)



3) “Utilitis” formula is ideal for people who wish to use their ski property as much as possible with a maximum discount at the time of purchase

Yield + VAT advance: The leaseback is for a period of 11 years and the entire yield for that period is deducted from the property price at purchase. With the VAT advance it is 35% discount on the property price. From the 12th year, you start receiving the yield again.

You are guaranteed 6 weeks of personal use each year:

3 weeks in winter: 1 very high season, 1 medium season, 1 low season

3 weeks in summer: 1 high season, 2 low season

All services offered to clients are offered to you with VIP access to the heated swimming pool as well as Spa facilities. You benefit from a further 15% discount on brochure price for any week outside your personal use allowance.

Exceptionally during the inter seasons in autumn and spring, you can use your property as you wish (200 euro per week charge towards costs with reservation at least 2 weeks in advance). There is no access to Spa and swimming pool in those periods.

Very high season (New Year’s week, February French school holidays): 0.55%

High season (Christmas week, March): 0.40%

Mid-season (Easter French holidays in April): 0.35%

Low season (January and April excluding French school holidays): 0.20%

Summer season

High season (mid-July to end of week including 15th August): 0.20%

Low season (June to mid-July, mid-August to end September): 0.10%

Tignes Les Brevieres, a charming and picturesque mountain village

Tignes Les Brévières will enchant you with its traditional architecture, its authentic soul and intimate atmosphere. From your balcony nature surrounds you everywhere you look with views of the mountain, the silver Brévières lake, waterfalls and the deep green conifer forests. A village in the valley for centuries before the ski lifts arrived and you can stay in picturesque Les Brévières and ski the Espace Killy shared by Tignes and neighbouring, lift-linked, Val d'Isère. Parts of the village date back to the13th century, but it is still at a snowsure altitude of 1550m.

Tignes, a top ski resort next to the most extensive glacier in Europe

The series of modern villages string from 5,000 to 6,900 feet with the main village, Tignes le Lac at 6,825 feet. Les Brevieres, Lavachet, Les Boisses and Val Claret are the four other villages at the base of one of Europe’s largest Glacier, La Grande Motte. The villages were built after the old town of Tignes was flooded by the construction of the Chevril dam. With door-to-slopes skiing in mind, the layout of the buildings and lift-systems gives skiers 24 different lifts that leave from within the five towns.

Access

By train: Take the ski train from London or Ashford to Bourg Saint Maurice and you are only 20 miles from Tignes by taxi or bus.

By plane: Chambery, Grenoble, Geneva and Lyon are the nearest airports, many with shuttle buses to Tignes. Major airlines including low-costs fly direct from UK and Ireland.
