Entry is via the main double glazed glass door into an open hallway which separates the kitchen from the open plan living area. The hallway is
separated by a partition of ancient timbers. The kitchen is newly installed by Schmidt in Jan 2007 and the units are cream with silver grey work services. The kitchen is fully equipped with American fridge in stainless steel, Philips Whirlpool dishwasher and Neff hob and oven. Windows look on to a small rose garden. The living area is open plan with dining area and lounge and in the lounge there is a huge carved stone open fireplace with decorative zig-zag brickwork above and a huge old timber embedded into stone as the mantelpiece. In this open plan area there are two sets of double French doors leading onto south facing terrace overlooking gardens & Koi Carp fish pond. Behind the fireplace is a small study area having the benefit of the light and views over the park at the back of the house via a glass double glazed door. Bathroom with shower and toilet is situated on this level and this has been fully refitted with Novellini shower, mirrored vanity unit with spot lights and toilet. A laundry room/store room with fittings for automatic washing machine and water Softening Machine. Original Terracotta tiled floors throughout ground floor and the ceilings have original oak beams and decorative colombage woodwork and brickwork.

All the windows downstairs look out onto the park and gardens and are flooded with sunshine all day making the house warm, light and airy.

A beautiful oak staircase leads up to the upper level with the carpeted steps and an ancient timber balustrade. The landing stretches the full length of the house with bedrooms and bathrooms branching off.

FIRST FLOOR

There are three double bedrooms, one of which has an exterior wooden staircase leading to the garden, this bedroom also has newly fitted double mirrored wardrobes, beamed ceiling and new fitted carpet. A further

The house is situated in a very calm, tranquil setting where you can relax & enjoy the countryside but not be too far away from civilisation. Since moving here, our perfect time is either sitting or eating on out the terrace in the sunshine, listening to the birds singing, the waterfall and sounds of the fish jumping. The only noise nuisance, I can think of is the sound of rival church bells competing in the distance.
