A property this complicated really requires a visit, so when you’ve read this 3 times and are still confused but interested, we’ll chat about it, but you’ll only really comprehend after you’ve been here – apart from anything else, its IMPOSSIBLE to photograph. Situated in a small hamlet with a village, with café only a walk away, the surrounding countryside is quite beautiful. In through the big oak door from the lane, we find ourselves in a quite stunning little courtyard with palm tree, and little water feature and copious amounts of other plants – all thriving! The front door to the house leads us into a sitting room (about 20 m²), with exposed beams, one massive oak beam and the most amazing big oak fireplace – this fire has blowers fitted to ensure the warmth gets around the house and with gas and electric heat also, there is no chance of catching a chill here. To the right we have a bedroom (about 18 m²) with two windows looking out onto the courtyard, terracotta floor and exposed beams. To the rear of the sitting room we have another bedroom on the right, again with terracotta floor and exposed beams, this time with a French window out into the rear courtyard and a lovely big old oak wall cupboard. From the sitting room another rear door brings us to the back courtyard where we have assorted sheds with room for laundry, wine etc. this area is, again, as cute as a button and you can very much imagine whiling away a sunny afternoon with feet up, snoozing over your current novel. Back into the sitting room and had we turned left upon first entering we would have found ourselves in a small dining room area, this with exposed beams and window onto front courtyard. A small shower room with WC exists beyond and to the rear of the dining room and has extractor fan and access to the loft (room for conversion here with a pretty dormer looking out to the front, but ou will need to work out where to put a stair). A galley kitchen to the front is fully equipped, with double sink, small oven, hob and dishwasher, we've apleasant view out to the courtyard, so although this is tight, you would not get claustrophobia! Additional to the above, the property is sold with a barn of around 50 m², which has water, electric and an absolutely lovely little orchard garden to the rear, this could make a really cute one bedroom house. A garage big enough for two cars is also included as well as a field of just over half an acre. Well, just how complicated is that? So to summarise you have a 2 bedroom house with two cute gardens, a barn to do up and a half acre field - interested? Well, come and visit it!
