Gite Complex of 5 Gites & Leased Commercial Space - la Charité-S/Loire Burgundy

We have run a successful gîte business through a registered company since 2004. By purchasing the company the purchaser can avoid transfer taxes and notary fees. There will be an accountant fee. The purchaser will of course have the option to purchase the two gîte complexes without purchasing the company. The first complex (16 Puits des Ais 154m2) with two gîtes and a third under development can be purchased separately. The second complex (31/33 Grande Rue 330m2) with three gîtes and a driving school tenant can also be purchased separately.

The gîtes (vacation rentals) are in two complexes about 300 meters apart in the centre of town. There is a driving school at the Grande Rue property that has a lease and pays 522€ per month. We have one additional gîte in each complex under development in addition to the existing five fully renovated and furnished gîtes (see architectural drawings in photo section). It is our intention to continue the gîte business until it is sold and we will work with the new owner if he/she wishes, to facilitate the transfer of our current reservations and our client base.

There is also the possibility of purchasing our fully renovated 16th century home (110m2) in the middle of the old town. See plot plan in photo section.

La Charité-sur-Loire in Burgundy has a population of just over 5000 people. It is large enough to offer shops and facilities to the lovers of things French and yet it is small enough to have maintained its medieval charm. La Charité-sur-Loire offers a full range of services from wonderful boulangeries (bakeries), wine shops and a weekly market (Saturday mornings in the main square) and modern full-scale supermarkets. There is also a range of restaurants in the heart of this medieval village from pubs, to pizzerias, to restaurants. The church and priory in the centre of town were classified as a UNESCO world heritage site in 1998.

There are many music and other festivals held in town throughout the year. The church, salle de fête, marketplace and other venues are all within two blocks of our gîtes. If you enjoy music you will indeed be entertained by the many classical, jazz and modern musicians who play in these venues.
