Description

Summary
Les Cerisiers de Grenord

Set within the Charente Limousin countryside is this beautiful sympathetically restored farmhouse and barn conversion. Renovated in 2011 this property is in excellent decorative order and has been a much loved family home and most recently run as a successful gite business. A wonderful, private 6 bedroom, 4 bathroom property where you can enjoy the best of both worlds as it offers both a traditional French country cottage feel with, original features including a large open fireplace and exposed beams, linking to a modern, open planned barn renovation with a large mezzanine and bi-fold doors, allowing the option for indoor-outdoor living. Sweeping views of surrounding fields enhance the property's appeal and grants an exclusive feel.

Property description

One enters the 18th century farmhouse through a unique and lovingly restored front door into the entrance hall with custom made under stair storage, cloakroom with shower and original oak staircase. Two rooms to the left of the entrance are currently used as a pool (table) room and small cinema room together with additional storage. To the right one enters the older more formal lounge with its large open fireplace- a perfect room for those cold winter nights. A well equipped boot room and utility room offering substantial storage leads directly to the garden. On the first floor you will find a spacious landing with access to three double bedrooms, one of which has an en-suite shower room and a separate kitchenette.
Leading off from the old lounge is a door into a small hallway with a cloakroom and storage cupboard. Here you will also find access into the converted barn with an open planned living area.
The barn has been converted to a very high standard with real oak flooring, hand crafted oak doors and double glazed windows throughout.
The kitchen area has two quality electric ovens, an american fridge/freezer, dishwasher, induction hob and 3 metre island which is perfect for socialising. The original barn doors have been replaced with three metre high windows and doors and together with the bi-fold doors opposite allow light to flood in. The sitting room area overlooks the terrace with uninterrupted views over the countryside and beyond. Up on the first floor one finds a mezzanine area leading to two single bedrooms with a Jack and Jenny bathroom, the fourth of the double bedrooms has a private dressing room and ample sized modern en suite facilities. Both rooms benefit from velux windows creating lots of natural light and the bedroom has Juliette style windows again with spectacular countryside views.

The property is equipped with a Pompe à chaleur (Heat pump) and the barn has underfloor heating which can be reversed to provide air conditioning in the summer. A major plus point is that the house is on mains drainage. The house is set within a well established garden with mature plants, trees and lovely borders. There is a large terrace with a covered eating area, together with an outdoor kitchen with built in bbq; perfect for outdoor entertaining. The garden also has a plunge pool with decking, a fresh water well for topping up the pool and watering the plants and a dedicated area close by for sun loungers on which to enjoy those long summer days. Another small seating area is situated at the bottom of the garden with unspoilt views of the valley below. One can also play petanque in the property's own petanque course.

The bustling market town of Chabanais is only 2km away from the property and hosts all local amenities including, boulangeries, pharmacies, salon de thé, boucheries and supermarkets. It also has an established and respected college and many delightful primary schools are nearby the property. The property is a 25 minute drive from Limoges International Airport and stunning railway station and a 40 minute drive from the picturesque and historic city of Angouleme with a train station with links to Paris and the UK.
The property is ten minutes away from the popular Lacs de la Haute Charente with beach areas, bars and water sports. The property is surrounded by the quintessential French towns of Rochechouart, Confolens, St Junien and La Rochefoucauld with its stunning 12th Century Château. Other local places of interest are the Centre de la Memoire of Oradour-sur- Glane and Cassinomagus, an archaeological Roman bath site.

The stunning seaside town of Royan with its magnificent large curved sandy beach can be found less than 2 hours away and within 2.5 hours one could be on the slopes of Mont-Dore. In under 2 hours you could be sampling the fine wines of Bordeaux and within 5 hours one could be stepping over the border in Spain!

With ample parking, this property is the perfect location for hosting large family and friend gatherings but also can offer a cozy and heartfelt environment. This property can also offer an income as a gite and has been successfully rented out as such over the last two summer periods.
