This super, cute cottage is situated in a small hamlet not too far from the village of Saint-Martin-le-Mault where there is a great bar restaurant, and five minutes in either direction you are in Chaillac or Lussac-les-Eglises, both of which have a good selection of small shops and services, and about 15 minutes away you have a supermarket and further shops and services. Around an hour away is the international airport at Limoges.

On the ground floor there is a small entry way leading to a large living room with fireplace and wood-burner. There is a fully-fitted kitchen, two bedrooms and a bathroom with bath, wash-hand basin and toilet.

The first floor is a mezzanine area over-looking the living room. Heating is by wood and electricity (radiators) and for sanitation it requires a new septic tank installation.

Underneath the house is a large workshop and there is a garden shed. There is a terrace with views over woodland there are steps down to the river side however, over-grown at present and attached garden of around 359m².

A good little holiday home or permanent residence.
