Property Description

A substantial farm house surrounded by garden and ready to move into. Situated in a tranquil hamlet.

The village is within walking distance being 2Km away which has all the necessary shops etc.

The kitchen is fitted top quality units with modern appliances and bespoke marble worktops.
The 2 double bedrooms have fitted units. One has a smaller bedroom attached which could be converted into an ensuite.
Dining room, Utility room , Shower room with WC, wash basin, and shower cubicle.
There is a field adjacent nearly 2 acres and a large barn which could be converted into a substantial home.
This property would suit an enthusiastic couple who are willing to work and make this a very nice home.
We have owned this property since 1999 and had visions of our grandson inheriting the property,
With our visions in mind we decided to use good quality materials everywhere. This is reflected in the kitchen where we used an English kitchen supplier (Howdens) for the units with solid oak doors. The worktops are bespoke granite. The double sink unit is by Frankie with Frankie mixer tap unit.
The cooker is by Stoves and comprises, a five ring hob which includes a wok burner. The double oven is state of the art "Rotortherm" by Stoves and also has a grille. These were converted by Stoves and run on bottled gas.
When we brought this house it was in a poor state.
Within 2 years of owning the property we found it necessary to totally replace the floor in two of the rooms. This was carried out using galvanised steel RSJ’s, galvanised profile sheeting topped with concrete. The flooring in a third room also needed to be taken up. The reclaimed oak floor boards of the 3 rooms were reworked and refitted into two of the rooms.
We have used the house as a holiday home, and thoroughly enjoyed this tranquil hamlet and barmy evenings.
The house is habitable. However there is work to be done to finish what we started.

If the conversion of the barn took place this would in my mind provide a fabulous property to live in. We have recently purchased additional land adjacent to the property which enhances the possiblties of this property by providing a separate access to the barn, and thereby making it two properties.

Had things worked out as we had planned this property would never have been put on the market as it would have been handed down to our grandchildren.

Apart from the installation of central heating I consider that there are no other major works, but if you feel inclined the barn can be converted to a magnificent luxury home. We have not applied for planning but we understand the council will have no objection.

There is also the possibility of converting the granary into a self-contained unit.

The field has great possibilities to enhance the house and barn.
The old chicken coupe, which is now used as a wood store, has been fitted with a new roof.
On the property is a plum and several damson trees.

The asking price does not really reflect its true value.
