Situated in a quiet spot on the highest point of a gentle hill facing east, Soulages enjoys views unparalleled in the area. One has a sweeping 270 degrees overview of three nearby villages: Saint Andre de Najac, Lagarde Viaur and La Fouillade. The original Soulages hamlet was built in 1564 as part of the Saint Andre commune, in the Aveyron department.

Today Soulages is a fabulous stone barn conversion in keeping with the old farm buildings in the area. It was brought back to life in 1996 by professional craftsmen.. The majestic granite walls were repointed to their original state and are a feature inside the house as well as outside. Part of the original ardoise roof has been used at the front gate and as paving stones in the private courtyard.

The entrance terrace overlooks the croquet lawn and swimming pool with the river Viaur valley below. The Viaur crosses Lagarde Viaur village, a legacy from the Romans. Viaur means via aurea in Latin and attests to the importance of the valley as a frontier post. Its defensive role lasted from Roman times through the 100 years war (the English held it from1361-1364) and the religious wars of later centuries. It is a short walking distance from the medieval village of St André de Najac. With less than 500 inhabitants it boasts a nice hotel/excellent restaurant and grocery store, a post office and an English pub. Up to the 1960’s, this whole area was vineyards.

Najac itself is about 10 minutes away and offers all the recreational and dining experiences which you would expect from “l’un des plus beaux villages de France”. Najac is famous for its castle which is a fine example of a “Crusader” castle and was visited by Richard Lionheart. The house is on the border of Aveyron, Tarn and Tarn-et-Garonne departments and equidistant from Albi, Cahors and Rodez, with Toulouse 1½ hours away by car or direct train service.

The pictures will give some idea of how your breath will be taken away when you come to view. One guest described Soulages: “time stands still and beauty overwhelms”.

The renovated house kept the metre thick walls and the original exposed beams. It is on 3 levels and the accommodation arranged to give a great deal of privacy; plus there is a self-contained studio flat on 2 levels ideal for an office or granny-suite. The current configuration is 5 bedrooms, all en-suite, but several more bedrooms could be easily converted from the existing accommodation. The current layout can easily be changed to provide a more integrated accommodation if required.

The double garage has been cleverly concealed in the landscape and so has the fully-equipped gym and yoga studio. Soulages is a superb main or secondary residence and has sound letting income of up to £3000 per week so is also an interesting business opportunity which can pay for itself. The house is held within a French SCI for maximum financial efficiency and the owners may be able to propose flexible financing to the right applicant. It can be made available with most contents as a turnkey operation where you just need to bring your clothes and start to enjoy. There is also resident management in place in the hamlet that can take care of the house and gardens in your absence and smooth your way into French life if necessary.
