This detached house is being offered for sale at an absurdly low price fully reflecting the renovation work needed to make it a charming home again. The property is situated in the countryside on the edge of a picturesque village tucked away in beautiful countryside but just about 25 mins south of Aurillac which is the main town in the Cantal.

When the property first went up for sale, the price was around 60,000 euros with it still needing to be modernised then. It was a property that was inherited and passed on (twice) which is why the price now is just 27,500 euros. There are no other costs on top of the price other than the notaire's fees.
Mains water and mains electricity are already connected to the property and the electricity is actually still switched on just now. The water can be switched on in usually 48 hours. It did have a central heating system but as this is no longer functional, a new heating system will have to be installed. There is mains drainage in the village which will be easy to connect into as it goes straight past the property in the lane in front. We do have confirmation from the Mairie that can be connected into this.
It is a nice size property with lovely views and a garden of approx 800m2. There is a cellar which can be accessed from the garden (you can see the beautiful arched doorway in the side of the house) and there is also a staircase from inside the house. Then on the ground floor, there is an entrance hall, two large rooms both of which have fireplaces. From the room that was the kitchen, there was access to another room at the back of the house but this is no longer there. It would be lovely to have a conservatory built there now, it would be perfect to enjoy the nice views over the countryside. There is a staircase to the first floor where there are three rooms (there were four rooms but at sometime, a dividing wall was taken down). It also has a staircase up to the attic space.
This is a great opportunity to buy a very cheap property to restore and to live in a beautiful part of France.
The village where the house is situated has charming old buildings in the centre, there is a small church, post office and Auberge. One of the buildings has been converted into a gite. The village is a very friendly and welcoming place.
