The property benefits from mains water and electricity supply and has a Linky meter which is read remotely by EDF. The Well supplies water for the garden and has working pump and new reserve tank. When we bought the property in 2004 we organised local artisans to redo the electricity, plumbing, heating, drainage, terrace, extension, insulation, decoration and various other items. We have maintained the property in good condition and have always undertaken timely repairs. We have separate telephone and internet connections (via a modem) and satellite dishes for both UK and French television. Taxe fonciere 2018 was 1200 euros. Taxe habitation depends on your income. Drainage is by septic tank which was installed in 2004 and I have the current report available for your perusal. I also have full diagnostics including reports on lead, asbestos, termites, electricity, thermal efficiency, technological and other risks etc.
The property sits at the end of a tiny lane which leads into hectares of mature woodland so peace and tranquility is assured. Woodland paths ideal for dog walkers and horse riders. Full of wild flowers and amazing butterflies. There are bilingual junior schools in Orthez and Navarrenx. Water skiing and bird watching are close by in Orthez at a 15 minute drive
Skiing is available at the stations of La Pierre St Martin, Gourette and La Mongie. All of these are within one to one and a half drive. The Pyrenees themselves provide year round interest with walking and hiking in the Summer and skiing and cross country skiing in the winter. The Basque and Landaise coast, with the resorts of Biarritz, St Jean de Luz, Hossegor and Capreton are 45 minutes drive. All of these offer excellent swimming and or surfing opportunities. The capital city of the Bearn, Pau, is a university town and a cultural centre with over 100 000 inhabitants.
If you are a keen fisherman, as is my husband, you will be delighted to learn that for under 200 euros, you can obtain an annual license to fish both coarse and fly within the basins of the Gaves of Oloron and Pau. These are class I salmon and trout rivers. They also offer canoe and kayak and white water rafting. Or just the opportunity to laze by the river and watch the weed go by.
Within easy driving distance, of around two to two and a half hours, you can get to Bordeaux, Toulouse, Pamplona and Bilbao. St Sebastian, with its world class tapas and beaches is just an hour.
