Garden – The house is set in an extensive garden of nearly an acre which along with lawn has plants and colour for every season, both ornamental and fruit. It includes several grape vines, pear, peach, apple, cherry and walnut trees. Add to these the raspberry canes, strawberries, redcurrants, blackberries, Chinese lanterns and the chestnuts in Autumn and you will enjoy picking and eating your own produce for months. There are suitable areas for a large vegetable patch too.

Entrance – The original wood and glass front door is approached, under the romance of an old grape vine which is shady in summer, into the entrance hallway which also houses the traditional stairway to both upper floors, a large window and a radiator.

Kitchen – 7.2 x 3.95. Through the door into a very large and light French, farmhouse style kitchen with original wooden floors. It comprises an original double door larder cupboard plus base units and 3 near new stainless steel appliances. The 100 cm Cookmaster electric range with grill and 2 ovens plus a 3 door Samsung fridge/freezer and a dishwasher. Along with the radiator there is a large Godin wood burner stove in the beautiful original fireplace. Both windows have external shutters.

Sitting Room – 5.20 x 4.20. Down the hallway into the light filled sitting room with original wood floors, French doors to the outside, a window and another half glass door, (external shutters to all), brick fireplace and another wood burner. Here is also wiring for the TV and satellite internet and a radiator.

Dining Room – 6.0 x 4.1. At the end of the hallway is a baronial style room for all those special dining occasions with family and friends. There is a table for 12 and very comfortable dining chairs which came from a local chateau. This room has attractive, exposed stone walls and beams, plus double-glazed French doors out to the patio. These are secured externally by an original double barn style door.

Off the ante hall are:
Powder room/cloakroom - 2.0 x 1.9
Utility room – with sink and fittings for washer and space for a dryer.
Boiler room with the efficient oil fired boiler.

First floor:

Bedroom 2 – 4.95 x 3.90. A large room with 2 double glazed windows to the side and front. There are original wood floors, radiator and external shutters.

Bedroom 4 – 5.70 x 3.80. Across the landing is the fourth bedroom with its double-glazed window plus Velux style, exposed brick wall, ceiling beams, radiator and original wooden floors.

Patio – Adjoining the house is the large, paved patio area with access from both the living and dining rooms.

Barn 1 – 12.4 x 10. This attached barn is extremely large with original double height barn doors. In the barn there are 4 distinct areas. The 2 lower areas with a solid concrete floor can be used for a variety of activities, including as a garage. There are wooden work benches with a vice, good lighting, power points and storage furniture.

The mezzanine floor is accessed by a rustic staircase and is divided into two areas. One side has the bar with seating, pool table and darts areas and on the other an equipped gymnasium complete with 3 punch bags. There is a TV for DVD’s and a sound system, ideal for parties.

Barn 2 – 8 x 8. Across the gravelled driveway is the second large stone barn. It has power, light and water from the well, to a tap.
This barn has the potential to make an ideal conversion to a gite or two, with the necessary permissions. Attached to the rear of this is the pool room to keep the garden machinery and pool equipment and chemicals.

Pool - The completely private 5.5 metre above ground pool is at the centre of a large, extensively planted rockery.

There is also a petanque/boules pitch nearby.

Cellar/Cave – Accessed from the outside is a large 2 room dry cellar with light and power.

The Lavoir – At the bottom of the driveway is a bit of local history. This is an historical stone building with a water source where locals came to do their washing in times gone by.
