Property Description

This charming 3-bed village house is over 200 years old and is traditional stone and colombage construction with a peg-tiled roof. The property was completely renovated in 2001. The house is close to shops/restaurants and within easy reach of the ferry port at Caen. It would make the perfect ‘lock and leave’ holiday home.

The property is one of three adjoining houses all of which were once owned by the same farming family. There is 106m2 of habitable space and the layout of the accommodation is as follows:

Ground floor:

Open plan Sitting/Dining Room/Kitchen: 5.59m x 6.03m. Oak staircase. Large open fireplace with woodburner. Exposed stone wall and beams.

Storage room: 3.42m x 5.70m. This could be converted into further living space, but currently houses the immersion heater and is a very useful storage area for logs, bikes, outdoor furniture, lawnmower etc.

First floor:

Landing providing access to all three bedrooms and main bathroom with exposed stone walls and beams. Velux window.

Main Bedroom: 5.53m x 3.08m with Velux windows front and back.  Built-in washbasin and cupboard. En suite shower room and W.C. Velux window. Exposed timbers.

Bedroom 2:  3.07m x 2.77m. Velux window with exposed timbers.

Bedroom 3:  2.92m x 2.77m. Velux window. Exposed timbers.

Bathroom:  Bath with shower over. Built-in washbasin with cupboard under. W.C. Velux window. Exposed beams.

Outside:

The garden covers 340sqm and there is a gravel area to the front of the house for parking, with flower beds either side. The patio area to the rear of the house provides a wonderful sun-trap, and fantastic spot for long lunches and tranquil suppers. Steps lead up from the patio, flanked by shrubs, to a raised lawn.

Location:

The house is situated in the small and peaceful hamlet of Le Boisgontier, 2 kilometres from the village of Ceaucé which has a good range of shops and services. The medieval town of Domfront is about 10 kilometres away and the spa town of Bagnoles de L’Orne, with its restaurants, cafes, weekly market, shops and varied attractions, is also nearby.

The Forêt d’Andaines is close by with miles of paths for walking and cycling. There are also tennis courts and open-air pool at Bagnoles and a lake with outdoor pursuits at Ferté-Macé.

Caen is just over an hour’s drive from the house and there are some wonderful beaches on the coast near Granville.

Drainage is via a septic tank that was updated in December 2018 to comply with the latest regulations.  Heating is by a very efficient wood-burning stove with the addition of programmable convector heaters throughout.  An immersion heater provides hot water and was replaced in 2018. There is also a VMC extractor fan unit which keeps the air fresh and circulating when the house is empty.
