This property really has it all. It would be the perfect holiday home for a family who want a low-maintenance home. It is centrally heated, double glazed, and benefits from the warm, clear summer days in this part of south-west France.
Puymirol is a small bastide town to the east of Agen. Bastide towns date from the 13th and 14th centuries and were originally walled and fortified to protect the inhabitants from attack. They are generally built on a grid, in an elevated position with a centered town square. Puymirol is one of the oldest and still retains some of its arcaded medieval stone buildings and the remains of the ramparts.
The property is on the edge of a small hamlet, close to Puymirol, just a few minutes from village shops and restaurants. It is currently used as a “lock up and go” holiday home. The swimming pool is not only heated, but salt water chlorinated. This means it is gentler on the body, has no harsh chlorine smell, the water is softer and it costs less to maintain. There is also no need to store the chlorine., however, the pool liner is now approx 10 years old and will need to be renewed at some point. The garden is modest in size but charming, with mature trees and shrubs.
The house is built of honey coloured, random stone, under a heavily tiled roof, all very typical of the region. The interior has exposed stone walls and beamed ceilings, combined with mod cons. On the ground floor is a fully fitted kitchen/breakfast room with tiled floor, formal dining room, and a large sitting room with a character fireplace and wood burning stove for chilly evenings. There is a small conservatory and a study (possible bedroom). There are two bedrooms downstairs, including the master bedroom with ensuite bathroom.
Upstairs there are two further bedrooms and a family shower room. These rooms have air conditioning.
Many travelers from the UK choose to drive to this region, using the ferry port of Caen, or the EuroTunnel. However, there are international airports at Toulouse (70 minutes), Bergerac (1 hour 20 minutes) and Bordeaux (1 hour 40 minutes).
