Property Description

Anduze is a very popular medieval town, which benefits from its position in the South of France, just next to Provence. The climate is Mediterranean, warm and sunny, coupled with a friendly atmosphere.  The house is beautifully situated on a hillside, with glorious far-reaching views.

If you are dreaming of a more roomy existence, this sun-drenched spacious stone house could be perfect.  It is situated in the foothills of the Cevennes range, just 2.7kms from Anduze.   Beautifully restored, the property is approached via a small private driveway, which leads to a parking area.  The main entrance is across a full width terrace, shaded in summer by creeping plants over a wrought iron pergola.   Built in random stone, with blue painted shutters this is the stuff of picture postcards.

On the ground floor is a delightful sitting room, with exposed beamed ceiling, decorative tiled floor and a wood–burning stove for those chilly winter evenings.  The kitchen/dining room has direct access to the gardens and is fitted in rustic style which perfectly compliments the exposed stone walls and age of the property.  There is plenty of storage and space for all modern appliances.  Accessed from the outside, is a bedroom with a corner shower, a workshop, wine cellar and laundry room.
A curved staircase from the sitting room leads to the first floor where there are two, light-filled double bedrooms (13m2 & 16m2) and a bathroom.

At the bottom of the orchard is an annexe with a bedroom and bathroom.  This might be useful for guests or a teenager wanting their own space!

Since the warm weather allows for lots of outdoor living, the mature garden is most important.  It is planted with many Mediterranean species, including an orchard, olives, a vegetable garden and a stunning lime tree.  The photographs show plenty of shady spaces for outdoor eating and intimate seating areas.  The heated swimming pool (11m x 3m) is fitted with a roller cover in accordance with French law. The area around the pool is boarded and there is plenty of space for parasols and loungers.  The property can be purchased fully furnished (contents by separate negotiation).

Situated on the River Gardon, with a backdrop of the Cevennes, the old streets and houses are now home to a great selection of restaurants, shops, cafés, banks, bookshops and other amenities.  This ensures Anduze is as lively today as it is historically interesting.  The ancient clock tower is a centrepiece to the town and the flea markets and farmers’ markets  are as popular now as they have been for centuries.  The best way to get to this part of the South of France is by air to Nîmes or Montpelier.  Anduze is an hour’s drive from both these airports and a couple of hours from Marseille.  Train is a good alternative, with a journey time from Paris to Nîmes of just 3 hours.
