Property Description

An imposing family home with excellent income potential, situated in the south of France, close to the village centre, 15 kms from Uzès and 40 kms from Avignon. This is a property of some significance, all in excellent order, with fine character features and plenty of light and space.

Facing the entrance door is a grand, stone staircase which leads to the upper floors. This sets the tone for the quality of the interior.  There are weathered flagstones throughout the ground floor,  which together with the air conditioning keep the house cool in the warm summers.  There are two main rooms leading from the hallway.  The kitchen/dining room has exposed stone walls, beamed ceiling and is fully fitted.  The large, formal sitting room has lovely architectural features.  The former wine cellar is currently used as a gym.

On the first floor is the TV room (19m²) and a light-filled bedroom of exactly the same size.  Up again to the second floor, built over two levels.  Here is a further bedroom with ensuite bathroom, a large study, and a third bedroom of 18m².  There is another bathroom together with a room requiring renovation.

There are two self-contained apartments, both well-equipped and perfect for gite letting.  This is a popular area for holidays, with dry, hot summers and average temperatures of 30ºC.  Even in winter most days are between 11-14ºC and the skies powder blue.  The swimming pool (8m x 4m) is an added attraction.

The first apartment (47m²) is all arranged on the ground floor.  It has a cosy sitting room, kitchen and a suite of ground floor bedroom and bathroom (23m²).  An exterior stone staircase leads to the second apartment, which overlooks the courtyard. This has an open-plan sitting room/kitchen of 38m², with a cathedral ceiling and access to a large terrace, and a suite of bedroom and bathroom (18m²).

Entry to the property is via electric gates into a courtyard where there is a particularly lovely terrace for a morning coffee.  The swimming pool is  enclosed within the lovely walled garden and is surrounded by lawn and plenty of space for pool-side lounging.  There are two garages (21m² and 49²), a shed, lean-to and boiler room.

Uzès is an exquisite, surprisingly sophisticated, town from its cobbled streets and alleyways, to its twice weekly market and beautiful boutiques.  It dates back to medieval times when it was a centre for the textile trade.  The main square is surrounded by pale limestone buildings and a perfect spot for a coffee under the shady plane trees.  It has a long arts tradition and is a foodie destination.

Tourists will enjoy a day trip to Nîmes, the National Stud farm, Avignon, the Haribo sweet museum (like Willy Wonka’s Chocolate Factory), the medieval herb garden and the Roman aqueduct (Pont du Gard).

There are airports at Nîmes, Avignon and Montpelier and a little further Marseille.  Avignon also has a TGV station.
