Property Description
With french doors to the terrace from nearly every room, this house embraces the indoor/outdoor lifestyle and everything the warmer climes of south-west France enables. The swimming pool, shaded outdoor dining area and lovely gardens complete the picture.
The house is currently arranged all on one level. The light and airy living spaces, modern kitchen and bathroom mean this is already a very comfortable home. However, if additional living space or bedrooms were required, the attic space is currently not being utilised even though there are windows already in place. Planning permission would likely need to be sought to make any amendments.
Here’s the layout as it stands at the moment:
Entrance hall - 9m2
American-style kitchen (14m2) with walk through to living areas
Open plan Sitting/dining room - 27m2
Bedroom 1 - 11m2
Bedroom 2- 18m2
Bedroom 3 - 12m2
WC - 1.2m2
Shower room - 5.5m2
Utility room - 10m2
Office - 8m2
Outside:
The grounds cover 1.72 acres and are largely lawns with mature trees and planting and therefore, easily maintained. The swimming pool, 10 x 5m, has a shallow end to ease gently in. A covered seating area of 27m2 with plenty of space for a large table for feasts with family and friends. There is also a shed (16m2) to store all the gardening tools etc.
Location:
The house is situated in a small hamlet with the improbably long name of Bonneville-et-Saint-Avit-de-Fumadières.... Feel free to use the abbreviated form of Bonneville! The hamlet is in an area of lovely countryside within the triangle between Vélines, Montcaret and Villefranche-de-Longchat.
Five mins from the house, in Vélines you’ll find a boulangerie, a bar and a mainline train-station that goes directly into central Bordeaux. Villefranche is probably where you would aim for to pick up your provisions. A very pretty little bastide town, there is a bank, post office and some lively bars and restaurants. Tuesday is market day and there is also a lovely annual Christmas market.
