Property Description

This is a quite stunning, 18th Century property that has been beautifully renovated whilst keeping lots of its original character. It has double glazing throughout, a log burner, spacious rooms, two receptions, lovely landscaped gardens and lots of electric features making it almost a smart house.
Ground Floor
Entrance
This beautiful house is approached from a minor road and directly into the large courtyard. You will already find yourself admiring the lovely stonework and the features in front of you, including the stone well with pond and the stone benches. It also has electric gates with a video entry control.
Reception One
6.60m x 4.70m
The house can be entered by a couple of front doors, but if we use the one on the right it takes you into the first reception room. This room has a ceramic floor, double glazed window and door to the front, exposed beams, a 16.5kw log burner, set in a lovely fireplace and it has doors to the kitchen and utility room. All the ground floor has underfloor heating, but it is not connected to a boiler yet, the owners put it in, so it was there if needed. This room has a control panel on the wall for the electric gates.
Kitchen
8.20m x 4.70m
The arched double doors lead into the huge kitchen/dining area. The kitchen is fully fitted with a large range cooker, fridge/freezer, solid oak doors and drawers and a lovely island with special lighting and ample storage space. There is room for a large dining table and chairs, a door and window to the front, exposed beams, an oak, wooden staircase leading to the first floor and a set of double doors leading to the second reception room. There is a control panel on the wall for the electric gates.
Reception Two
6.50m x 4.20m
Through the double doors is another large reception room, or summer room as they like to call it. It offers a white ceramic floor, double doors and window to the front, a door leading to the rear veranda and it has a lovely bright feel to it.
Utility Room
3.70m x 2.40m
To the back of the reception one is the utility room. It has a white ceramic floor, storage space, room for white goods, a sink, double doors to the garden, a door to the veranda and another door leading to the wet room.
Wet Room
1.80m x 0.90m
There is a lovely wet room on this floor. It has a WC, washbasin with hose attachment and a ceramic floor. A shower could easily be put on the wall turning this into a full shower room.
Veranda
12.80m x 3.70m
The doors from the utility and reception two both lead out to the huge rear veranda. It has a new roof and is insulated throughout, keeping it very cool. The other side is fully open, so you get some fantastic views of the garden and pond. There is ample space for outdoor seating and again there are plenty of cleverly fitted lights.
First Floor
Landing
8.00m x 1.60m
The beautiful oak staircase leads from the kitchen and up to the large landing. This area has some storage space, a wooden floor, window, and two velux windows, one of which has a solar powered blind which keeps the area really cool in the summer.
Bedroom
7.00m x 4.80m
Starting from left to right, the first room is a large double bedroom. It has exposed beams, a radiator, underfloor heating available, a double glazed window to the front, a velux window and it is carpeted throughout.
Bathroom
3.30m x 3.20m
The next room is a large shower room. It has a dark ceramic floor, WC, washbasin, shower cubicle, velux window, large storage area, fitted worktop for a make-up area and access to the loft.
Bedroom
4.80m x 3.20m
The next room is another double bedroom, although being used as a single. It has exposed beams, a velux window with shutters both sides and it is carpeted throughout.
Bathroom
3.00m x 2.40m
The next room is the family bathroom. It has a slate grey ceramic floor, washbasin and vanity unit, WC, Velux window, large shower with control panel for radio, whirlpool bath with lighting, heated towel rail and even a TV to watch while soaking in the tub.
Bedroom
4.50m x 4.40m
The final room is another double bedroom. It has built in storage and wardrobe with oak doors and drawers, exposed beams, large double glazed window to the front and a special feature of a velux window which is completely controlled by remote control.
Outbuildings & Garden
Workshop
6.70m x 3.60m
Opposite the main house is another stone building. It has ample storage, workspace, and electrics. It is being used as a workshop.
Storage
3.90m x 4.50m
Attached to this are two other spaces.
Storage area one - 3.5m x 4.5m
Wood Store - 2.9m x 4.5m
Car Port
3.90m x 4.50m
The last area is a space for the car to be parked, so it stays cool on those hot summer days.
Garden
The garden is beautiful. It has some stunning areas which have been landscaped and continuously looked after. You will find a pond near the veranda, a lovely wooden walkway leading down to the vegetable garden which has some roses growing around it and you get a real tranquil feel from the garden. It has a large vegetable plot with poly tunnel, greenhouse and ready-made growing areas for fruit and veg. You will also find a nice sized grass area at the bottom of the garden which again is very private.
There is one area to the front of the property on the left which the owner is just finishing off, so it looks a little untidy now, but will be lovely in a couple of weeks.
Overview
This house is really quite stunning. It has so many good features to talk about. The velux windows are all solar powered, the gates are electric and have control panels which also control the lights in the house. You have the log burner and the possibility to connect the underfloor heating if you want. All the doors upstairs are solid oak as well as in the kitchen and bedroom. You have the large veranda with views, the two ponds, outbuildings, ample parking and let’s not forget the two stone benches and well at the front which are just lovely features. Please ask for more photos or a link to the video of the property if you would like to see more.
