Main floor
The house is accessed up a few steps and then it is all on the same level apart from the garage.
The entrance is spacious and light, with fitted cupboards for storage.
From here you go through to the large living room and open-plan kitchen, which both open to the south-facing terrace with shaded dining area.
Living room (7.1 x 4.2 m/23.3 x 13.8 ft): a dual-aspect room, with fireplace at the centre, and opening out to the terrace through french doors. There is room for a sitting area and a dining table, as well as an additional space of 3 x 1.6 m/9.9 x 5.2 ft) to the side which could be used as an office area.

Outside
The house is in a quiet residential close enveloped by pine, oak trees and birdsong. It sits in the middle of its plot of approximately 1390 m2 (14,960 sq ft).
To the front of the house facing south is a shaded terrace, and then another dining spot under a pergola. To the side of this is a real boules (pétanque) court, and then steps down to the pool area. The pool measures 9 x 4 m/30 x 13 ft and has roman steps at one end. There is a large poolside area for sunbathing and an outdoor shower.
By the pool area is the summer kitchen with gas stove and sink.
The garden is manageable in size but fits a lot in: as well as dining, pool and boules areas, there are mature beds with lavender, rosemary, oleander, box and other Provence favourites, as well as pine and olive trees. The lay of the land gives the garden different levels which adds to the visual interest.
On the lower level of the house on arrival is the garage which would fit one car, or could be converted into another bedroom – it is plumbed for water and already has a shower room. Currently it is used as the laundry room, with a room overhead on a mezzanine level.

Location
The house is in the countryside, in a quiet residential close between two wonderful Luberon perched villages: Lacoste to the east is 1.3 miles (2.2 km) and Menerbes is 2 miles (3.5 km) to the west.
Both villages are in the ‘golden triangle’ of the Luberon.
Lacoste is famed as the home of the Marquis de Sade, whose castle still dominates the village, with amazing views over the Luberon valley. The village is beautifully preserved almost no trace of modernisation, and it has a couple of restaurants and the Cafe de France with its grandstand view to Bonnieux.
Menerbes sits on top of its ridge skirted by vineyards and lavender, and has very good amenities: 3 restaurants (6 at lunchtime), a good bakery, two small grocery stores and an ice cream parlour. Coming soon (2018) is a medical centre with doctor’s surgery, lab and pharmacy. It’s an ideal base in the Luberon, and also member of the prestigious classification ‘The Most Beautiful Villages of France’.
If you remember the books of Peter Mayle, like ‘A Year in Provence’, it was living in Menerbes that served as his inspiration.
Menerbes has its own primary school for ages up to 11, and the next school for 11-16 years old (middle school) is the College du Calavon 10 minutes away, which is served by a school bus.
Within a few minutes’ drive are other notable perched villages of the Luberon like Gordes, Bonnieux, Goult and Roussillon. The nearest town is Cavaillon (15 minutes), while the city of Avignon is 40 minutes away, and Marseille airport is 1 hour.

The kitchen: Super-modern and sexy, the perfect place to prepare the produce of the local markets.
The location: Very calm location in a close surrounded by trees, a short drive or cycle from both Menerbes and Lacoste.
