Property Description

Auv 921: Beautiful characterful former wine house, 1.7 ha of land This is nice! Just some minutes from Saint-Pourçain. The domain dates from the beginning of the 19th century. In this beautiful house 3 chambres d’hôtes have been rented in recent years, and there is still a lot of room for expansion. Large family house, different apartments or gites, everything is possible here. There is a departmental road in front of the house, making the house very easily accessible. On the side of the house there is 1.18Ha of land and on the other side there is 5.500 m² with an outbuilding with well, a walled orchard with fruit trees (apples, pears, nuts, figs, quinces), and various old grapes types and a part of pasture. Because the other side is also part of the property, no-one can ever build in the view. On the side of the house there is a beautiful park-like sloping garden with age-old trees and grassland. The house consists of 4 layers of 200m² each! There are the former wine cellars, a first floor where the B&B was, a second floor that is still in its original state, and an attic where the staff used to live. The immediately habitable part has been renovated while retaining the old elements and consists of a hall with original tiled floor, original cast iron radiators, high ceilings (3.25m), large double doors with beautiful glassware, living & dining room with marble fireplaces (12 chimneys!) and oak parquet floors, office, 3 bedrooms and 3 bathrooms. In the middle of the house is a spacious kitchen – diner with hub and through the kitchen you get access to a special orangery / winter garden with original blue and white old tiled floor. Next to the orangery is a spacious tiled outside terrace with a view of the garden and the lands. The second floor is accessible via an original stone staircase in the hall. This entire 2nd floor still needs to be renovated but is in a good state. There are currently 5 spacious authentic bedrooms, 2 with balconies, original marble fireplaces, cast iron radiators, linen rooms, ceiling height 2.65m to 3.15m and original parquet floors. This extra floor (200 m2) is also accessible via a separate entrance in the tower. The tower has yet to be finished, there is already a kitchen (Miele) and utility room, office, toilet, corridor, stairs to living room with windows on 3 sides and 2 French balconies, corridor, spaces with separate toilet, bathroom, spacious bedroom , the building materials to finish this are present. This part of the building can be converted into 3 additional bedrooms with private bathrooms and has its own entrance with space for a living-dining room and kitchen. The large basement floor of 4m high is 200m²! Here the wines and champagnes used to be bottled and stored. These original spaces, including 2 vaulted cellars, for wine and champagne, are still completely intact. The spaces are very suitable as a workshop, garage for several cars, storage, etc. Through the gate in the fence there is direct access through the wide metal doors, the floor is level with the level of the road. The central heating system + oil-powered turbo (De Dietrich boiler) ensures that the temperature in the workspaces is always above zero. The house has hot water via 2 electric boilers. At the rear of the house is an enclosed courtyard with various storage spaces under the orangery and this gives access to the park with its own parking space. The garden is completely fenced and at the front of the house is an impressive wrought iron fence with various entrance gates. In the garden is a building with bread oven, workshop, and space for horses, wood storage, etc. This building can still be renovated. Behind the park there is a higher piece of garden with beautiful views, with a play & sunbathing area and a swimming pool (5x3m). A beautiful old gazebo in wood shows off among the large trees. The septic tank works well but does not conform. Very nice ensemble that can be used for various purposes.
