Property Description

Situated in the very nice village of Grand Bourg is this truly wonderful property.Constructed  in 2008 this bespoke wooden lodge has been built to the exacting standards of its current owner. The lodge sits on an enviable large plot overlooking the surrounding fields and woodland. The property benefits from having had a high quality pellet burner installed which is sufficient to heat the whole house. The current owner estimates the heating of the property to cost a very economical 800 euros a year. An underground 5,000 litre rainwater tank has also been installed for the flushing of the toilets.
This property offers a truly unique and comfortable living experience but at the same time is both economical and sustainable.

Ground floor.

The front door of the property leads in to a hallway which has a very clever wall of folding blinds that can be retracted to open up the hall in to the main living area. Fom this hallway is also the entrance to the garage and workshop. The garage is currently split in to a single garage and a separate workshop. This area could easily be reverted back in to a double garage if so required. Above the garage and workshop is a very large attic currently accessed by a folding ladder. This attic could easily be converted in to further living space. Below the garage is a very nice wine cellar measuring nine square meters.
Moving back in to the hallway leads through to the stunning open plan living space which is currently a combined dinning and sitting room. There is a large pellet burner which creates a wonderful source of heat for those cold winter days. There are large french windows delivering fantastic views of the countryside, the windows lead out to a substantial twenty square meter wooden raised deck with balustrade.
Back to the main living space leads to the modern fully fitted kitchen and breakfast bar. There are french windows from the kitchen leading out to the front of the house. The main living space further leads to a decent size modern shower room with enclosed shower. Leading off the main living space is also a decent size double bedroom.
From the dinning room and sitting room is a wooden staircase leading to the first floor.

First floor.

The stairs lead up on to a very nice large mezzanine that could be utilised in to a variety of uses. From the mezzanine is a small bedroom which is currently being used as a office. Back to the mezzanine leads through to two further bedrooms. Next to one of these bedrooms is a decent sized shower room with a walk in shower cubicle.

Outside

The garden is mostly laid to lawn with various fruit trees. There is a handy shed to the back of the property with a wood store next to it. There is also a large hanger that is big enough for a large mobile home. The gravel drive from the road leads to the hanger and a double garage attached to the side of the property.

The property is only 15 minutes from the lively and picturesque town of La Souterraine with its train station and host of other amenities. More information on La Souterraine can be found here.
