Property Description
Ref. YL-2452 The Brittany Groundhouse is a 3-bedroom solar eco house set in over an acre (5424m2) of organic gardens surrounded by mature oaks. The house is orientated to the south and is light and warm all year round. Its passive solar design and rammed earth walls ensure it keeps a comfortable temperature without the need for a central heating system. It is designed to be very easy and comfortable to live in and maintain.
The house, which is being sold fully furnished, comprises of 3 double bedrooms, a bathroom with shower over bath, an open plan kitchen and living room with a wood burner, and a second large round reception room also with wood burner. Each room has a complete opening trifold front face onto the outside terrace. Comfort and style go hand in hand with the salvage designer kitchen and luxury bath and shower. Two efficient lean burn wood burners in the lounge and round room provide extra warmth and ambience.
The heart of the Groundhouse is the open plan lounge and designer kitchen complete with salvaged oak work surfaces, stainless steel cooker, double butler sink and designer eco lighting. The kitchen looks out over the reed beds and gardens. The round room is a stunning and versatile space, over 6 metres across with vaulted ceiling rising up to a wooden hub that opens to the sky. It provides a studio space, for use as an office, a workshop space, an additional master bedroom or living room. The bathroom combines natural luxury with Swedish dry toilet technology. It has rounded walls and polished fossil limestone floors. A large luxury stone resin bath is complimented by a dual shower, with a beautiful bottle wall mosaic set behind it. The basin is carved from a solid piece of granite and is seated on sea salvaged hardwoods and limestone. The state-of-the-art Swedish dry toilet ensures the house creates no waste.
Each of the three bedrooms are finished in lime plaster, with poured earth cement floors. The doorways are decorated with glass inlays and the bedrooms lead off a long corridor with earth pigmented floors. All open onto a limestone terrace on the edge of the garden. The limestone terrace runs along the front of the house with a stone alcove and BBQ area on one end. The garden consists of an acre of organic land with 4 reed beds, young fruit trees, a round food garden, and a large lawn and open land. There are further gardens behind the house.
Energy efficiency is core to its careful design as an eco-house and a zero-carbon home. The solar panels produce electricity, sold back to the power company, giving an annual income. The house is passively heated and cooled using the massive walls, solid floors and special solar roof tiles - that feed warm water into an underfloor heating system. Mains water is supplemented by rainwater, again heated passively through a solar hot water system. All of this means that the house is almost free of utility bills. The Groundhouse presents a gorgeous and unique living space which is very easy and comfortable to live in. People who stay have described the effect of the house as ?calming? and ?inspiring?. Kevin McCloud considers it to be one of his top 5 Grand Designs.
