Property Description

PRICE REDUCED PROPERTY!
An impressive 18th Century Maison de Maître property with two gîtes occupying a tranquil setting yet just a short distance from a small town with excellent facilities. Located within the picturesque countryside of the Parc Naturel Régional Périgord Limousin, this is a property full of charm and character which also has a colourful history, having operated as the secret headquarters for a group of French resistance fighters during the second world war.
Access to the property is through an authentic stone archway into an idyllic inner courtyard with a bubbling fountain, flower beds, a majestic chestnut tree and glorious views over the neighbouring valley.
The main house was renovated in 2001 and offers accommodation on a grand scale. Off the central hallway with its original, heavy wooden front door is a Lounge with adjoining Library, both with French windows opening into the garden. Across the hallway is an open plan Kitchen and Dining Room which features an impressive stone fireplace.
Also on the ground floor is a second kitchen used for preparing fruit and vegetables from the gardens, a laundry room and a downstairs w.c. There is direct access into the attached barn which offers 155m2 of ground floor space, part of which has been adapted to create a boiler room for the oil fired central heating, a workshop and a wine cave.
An original, curving wooden staircase rises to the first floor where there are five double bedrooms, two with en-suite shower rooms and a family bathroom. The master bedroom also enjoys a balcony overlooking the gardens.
The staircase continues up to an enormous attic space with skylight windows which could be converted to create additional living space, a games room or perhaps an artist’s studio.
The rear garden faces to the south west with sweeping lawns bordering a truffle orchard (there is a productive truffle oak within the grounds!), a range of fruit trees, a tennis court, a swimming pool (2m by 6m) and toddler pool (4m by 3m). To the south and east of the house is a shady garden with dining terrace which leads into a charming bluebell wood with winding pathways leading to a vegetable garden.
There are two spacious stone cottages set around the courtyard, both offering a similar style and quality of accommodation with large, open plan living areas with fitted kitchens, wooden beams, exposed stonework and wood burning stoves. The smaller of the cottages has two bedrooms and a dressing room whilst the larger cottage has three bedrooms. Guests have use of their own private, terraced garden and there is parking for several cars. The gîte business is being sold as a going concern to include all furniture, linen, crockery etc. and all existing bookings.
Only 2.5km distant along a quiet country lane is a pretty little town which has a supermarket, boulangerie, butcher, pharmacy, bars, cafés and restaurants. The property is ideally located to cater for guests visiting the attractive Perigord Vert region of Dordogne with the beautiful medieval town of Brantôme just 20 minutes away. It is mid way between the airports at Bergerac and Limoges, both around 1 hour and 20 minutes drive whilst the high speed TGV rail network can be accessed in Angouleme which is only 45 minutes away.
