Property Description
Located less than an hour from Paris in Seine & Marne department, this old water mill from the 17th century forms a delightful hamlet with its miller's house, pigeon loft and outbuildings which are surrounded by a pastoral setting: a canalized river, a lovely body of water, landscaped park, orchard, wood and meadow on more than 4.5 hectares.
The mill and park were refurbished and redeveloped by a renowned architect.
The river, canalized for the use of the water mill, has been pouring water from the side of the island to be placed back into the natural river for more than 4 centuries.
The three buildings for living in form a hamlet and face the inside of a charming garden that is entirely enclosed. On the edge of the reach, the set of houses is very nicely kept and has a tremendous charm with the stone walls and roofs covered with small flat tiles.
The water mill (bout 175 m²):
A beautiful and very original building that has a lovely front door with an oculus. To the left of the entrance there is a kitchen with two pantries and a big storage room (former turbine) that could easily be converted into a living room. In front there is a surprising dining room with a cathedral ceiling and a mezzanine, with remarkable woodwork, the big wheel, the magnificent square tiling from Beauvais and the original stained-glass windows by the master glazier Barillet!
A magnificent staircase leads to the other levels:
Next to a small storage room, a few steps lead to a half-level that consists of a lounge with a fireplace and this room opens onto the body of water in front of the mill. There is also a toilet and a second front door with an oculus gives onto a nice terrace.
A few steps more and you're on the first floor, with a mezzanine overlooking the lounge:
The landing leads to a lovely retro-designed bathroom with stained-glass windows and to three nice bedrooms, two of them in succession and forming a suite. The first could be used as a lounge, for example, and the second could be used as an office. The woodwork is magnificent, there is a fireplace and there is a dual aspect with a view on on side of the pigeon loft and of the body of water on the other.
The last half-level leads to a big bedroom that is very bright thanks to a triple aspect: an oculus to the east, a balcony to the west and a window to the north on the side of the pond. Toilet with a bidet and washbasin.
The floors have very beautiful tiling or parquet. The paint is almost new on the ground floor. The heating is gas fired.
The miller's house (about 93 m²):
In overall very good condition. A big living-cum-dining room with a fireplace; windows and French window giving onto a private garden behind the house; kitchen and big bathroom/laundry with a separate toilet.
A spiral staircase leads upstairs to the two big bedrooms, each with a washbasin. There is also a study and a toilet. A separate stone staircase leads outside on top of a very nice stone well in the water. The central heating is gas-fired.
The pigeon loft (about 54 m²):
On top of two cellars; two bedrooms and a bathroom on two levels, and a loft above. From the landing on the second level, an annexe building can be reached: a big loft measuring about 50 m² that is above the two garages, a workshop and former dairy (about 60 m²).
The inside of the pigeon loft needs work.
There is a henhouse located in the courtyard and a aviary behind the house.
The property is surrounded by a very lovely park that is nicely taken care of, with paths, boxwood hedges and an orchard.
Meadows, wood, two islands - a haven of peace behind the mill where you can daydream, have picnics with your feet in the water and even swim...
The property is near primary schools and small local shops; 12 km from hypermarkets and secondary schools; 30 minutes by bus for the station in Chessy Marne la Vallée which serves Paris, London and Brussels.
The airports Orly and Roissy are about one hour by car.
