Located 30 minutes from Tarbes, this old water mill is in the heart of a nice small town and on a flat plot planted with trees. The land measures more than 5600 m² and borders a canal. The house has 233 m² spread over two levels, as well as a self-contained apartment.

The structure still has some remnants. The water mill once had four turbines.

The house is next to the mill and is composed of two homes.

The main home has different landings and three possible entrances. The first landing is a 14 m² dining room that gives onto an 8 m² kitchen. The second landing is a double lounge (20 m² & 30 m²) with a fireplace and a 12 m² boiler room. From here you can enter the 15 m² mill which gives onto the part above the canal that has the turbines (50 m²).

The first floor is reached from either the lounge or the entrance to the mill. A lovely wooden staircase takes you to the first landing which leads to a 30 m² bedroom with a shower-room and toilet. After a few steps, the second landing leads to a 20 m² bedroom with a fireplace and a tap and to a 22 m² bedroom. The hallway leads to the toilet and the 4 m² bathroom. After a few more steps, you can enter the 38 m² attic + roof timbers.

From both the mill and the last bedroom, you can enter the flat upstairs. It has a 16 m² kitchen leading to a 15 m² bedroom, a 16 m² lounge and a 9 m² shower-room with a toilet.

The oil storage tank in in the 25 m² barn that is an extension of the house. There are also 4 garages with individual doors. The big park is tree-filled and has a well, and of course the canal.

The roofs are tiled. Some of the walls of the building are made of small bricks and the mill has pebble walls. The joinery does not have double glazing. The heating is oil-fired, combined with the fireplace. The property is connected to mains drainage.

Located 30 minutes from Tarbes; 1 hour from Pau and Auch; a wonderful situation near Marciac and its great Jazz Festival; Nogaro and its motor-racing circuit; the vineyards of Madiran and the excellent restaurants in the region; 1 1/2 hours from the best ski resorts in the Pyrenees; 2 hours from Spain and the beaches on the Atlantic Coast.
