For sale this complete Holiday Rental Business in the South of France with bookings into 2009 (an average of 300 days of sunshine a year) comprising of 4 fully furnished village cottages, -/+10mins from the Medieval City of Carcassonne (Airports - Carcassonne, Toulouse, Perpignan, Montpellier & TGV into Carcassonne).

We have built up what is possibly the most successful holiday rental company in France. Situated in the Languedoc Roussillon, just minutes from the Medieval City of Carcassonne and the famous Canal du Midi. Our specialty is 'homes' in villages. Guests arrive all year round from all over the world. Staying from 4 nights to several months (holiday hunting or escaping the cold winters)

The cottages are full on average 130 weeks a year (33 for each house). Most rental businesses average only 10 weeks a year. The secret is that you won’t find cottages like ours anywhere else. We have found a ‘niche’ market. We have taken lovely character cottages and renovated them with lots of love and careful attention in order to bring out their authentic charm and simplicity. The guests always say how lovely it is to stay in a cottage that feels as though it’s someone’s home rather than the typical ‘no soul’ houses. They attract guests from around the world and year round because they are not the typical huge house with swimming pool, large garden etc. etc. which only attracts guests in the summer months and school holidays and have very high maintenance costs. Our guests are people who are interested in a large variety of activities; the history of the area, wine tasting, walking, cycling, etc. and so they visit year round. They tend not to visit simply for the sunbathing but have the choice nearby should they wish to of course. For guests with children there are plenty of activities - swimming, horse riding, white water rafting, hand gliding etc.

Because of the simplicity of the cottages they are extremely easy to manage and don’t require large expenditure; gardener, pool cleaner, etc. My husband and I do the changeovers ourselves and because the cottages are rented on a self catering basis the guests keep them nice and clean and so the work for you would be a minimum. They also come with all bed linen, towels, a selection of books and games and ornaments.

Because we have good communication through emails/phone calls and we greet each guest on arrival, they know how important the cottages are to us and also how important it is that they enjoy their stay. It’s the one to one contact that makes a huge difference.  A lot of our guests come through recommendations. Not only do we have guests staying on a weekly basis but during the winter months visitors rent for longer periods.

We have an extensive client base and very effective and reliable advertising. It comes with 5 years of experience and knowledge of the business. It's ready for you to walk in and take over. We have met some truly wonderful people through the cottages and now have addresses all over the world to visit.

This area of France is one of the most prized in France with it being voted the most desirable place by the French to retire to or to bring up a family in. It has a fabulous quality of life with everything nearby - high quality wine, local fruit and vegetables sold in many town markets.

Under an hour to be swimming in the Mediterranean, under 2 to be skiing on the slopes of the Pyrenees, or taking a day trip into Spain. Walking amongst the vineyards or along the peaceful Canal du Midi, cycling through quiet villages, horse riding in the beautiful countryside, white water rafting or of course enjoying wine tastings, visiting the many Chateaux, ancient Abbey and Cathar churches. The area is steeped in history. It's all possible.

Enjoying a concert in the warm summer evenings, live outdoor theatre, the yearly jazz festival, a yearly international piano festival, Bastille Day famous fireworks, many, many fabulous restaurants - on the edge of the Canal, in the heart of the Medieval City, over looking the Mediterranean, on the edge of the ski slopes etc. etc. etc.

The cottages have been very tastefully and thoughtfully restored and all come fully equipped, furnished and running with heating, bed linen, towels, selections of books, games, ornaments, cd/radios, paintings.

They are all situated in villages with some or all of the following baker, butcher, bar, corner store, wine cave, restaurant(s), hairdressers, pharmacy, tennis courts, swimming pool. There is also a bus service from each village.

*3 bedroom 12thC village house with vaulted ceilings, meter thick walls. A spacious kitchen/dinning room on the ground floor, this leads into a large & light filled lounge with comfy 3 piece suite. Also on the ground floor is a beautiful airy shower room with another vaulted ceiling, washing machine and tumble dryer. On the 1st floor there are 2 twin bedrooms & a double. There is also a 3rd floor ready to convert into more bedrooms, office, large roof terrace with stunning country views. Dating back over 700 years it once formed part of an ancient Cathar abbey and Bishops palace. Left in ruins by the Inquisition during the 13th century it has been carefully restored to retain as much of the original charm as possible. There is a lovely terrace area with bbq where guests can enjoy drinking the local wine. It is beautifully situated off the village square, just beside the 10thC church (rarely used). Car parking space. The village is surrounded by vineyards and the house is moments from the beautiful river, 5mins from Carcassonne.

*2 bedroom stone village cottage with large exposed beams and beautiful stone (1m thick) walls. You walk straight into a taste of the 13th Century. The ground floor has a large kitchen, dining room that has beautifully built stone walls and large oak beams. Through the remains of an arch there is a spacious shower room and separate toilet. Up the old wooden stairs to the lounge, with oak beams and through into the large, bright double bedroom. From the lounge you go out into a small, private terrace with table, chairs and bbq. There is a 2nd toilet on this floor. Behind a large very old oak door you will venture up the stairs (steep but safe) to a beautiful 2nd bedroom that has twin beds. There is another room suitable for a 3rd bedroom, office, roof terrace etc. Just 5mins from Carcassonne, there is a stunning chateau that produces it's own wine, again surrounded by vineyards, a theatre that welcomes international performers.

*1 bedroom village cottage by The Canal du Midi. There is a kitchen/dinning room on the ground floor with a fireplace to snuggle around in the winter months. There is also a shower room with toilet and a larder with iron and board, etc. Upstairs is a comfortable lounge area with television, cd/radio and a selection of books. You then walk through into a large and light double bedroom with fitted cupboards. The 3rd also has a large area which would make another bedroom, terrace etc. The cottage is situated in the old part of the village on a small lane that has the glorious Canal du Midi at one end and the River Aude at the other. The village is a port on the Canal and so it gives guests the perfect chance to walk, cycle along the canal, glance at the boats whilst enjoying the local wine. They also have concerts in the summer, fabulous Bastille Day fireworks, fishing lake etc. 5mins from Carcassonne.

*1 bedroom vine workers cottage. It's situated on a small quiet lane in the old part of the village. With a spacious kitchen/dining area on the ground floor with a huge wooden beam, leading through to a pretty shower room with toilet. Washing machine & tumble dryer. Up original stone stairs to the airy double bedroom which has beautiful views of the vineyards & hills beyond. To the back of the cottage is the lounge with comfortable large sofa, radio/cd, games & plenty of books. Again the 3rd floor is perfect for converting to another bedroom, roof terrace etc. From the cottage it's just a minute's walk to the Canal du Midi where you can walk or cycle, enjoying the stunning countryside. 10mins from Carcassonne.

With this business there are lots of possibilities. Just ask and we will tell you everything you'll need to know. We also have a couple other properties for sale - renovated and partially. Our own house where you could also make your base or that can be made into a selection of fabulous apartments. A very cute village cottage that could be added into the rental business. And lastly a 'Property Management Business' that's successful and can be much bigger. The prospects are extremely interesting.

We're selling because we have film and tv contracts in Canada and unfortunately we can't do the 2 at the same time otherwise there's no way we'd be leaving.
