Enjoy cultural and traditional French ambience in a charming stone town house (built 1905) in the old village of Saint-Laurent-de-la-Salanque, near Perpignan - a sunny location with fabulous roof terrace and beautiful 'all-round view' to the pyrenees ​​and the mountains of Mont Canigou.

Property layout:
The ground floor rooms are all tiled, partly with antique colored cement floor tiles. In December 2011, we have newly tiled the kitchen floor. The guest bathroom is decorated in Provencal style.

plus appro. 18 sqm roof terrace.

Upstairs you will find antique tiles, or cherry-colored wood laminated flooring. The bathroom is tiled in pale beige-gray, has a large shower, sink, bathroom towel heating and toilet.

The 2nd floor is, as mentioned, not expanded. The exclusive 18 sqm large rooftop terrace was created in 2005, has a wooden floor. The original windows on the first floor were retrofitted with insulated glass.

The front door and all doors on the ground floor and 1 Floor are also preserved in their original, except for the sleeping area doors. Some of the doors and wardrobes beautifully green - gray-beige painted.

The house is equipped with a satellite antenna and telephone. All rooms have electrically powered heaters.
The fireplace in the living room is pre-equipped, there is no chimney connection (can be retrofitted) but I would advise an 'electric fire', as it is known from England.
The house has a large storage room about 12 square meters, in which there is a washing machine, bicycles, and the supplies of hot water tank.

The taxe fonciere is about 800 Euros/ year.
I use this house as a holiday home, so the cost for water and electricity is very low, at the moment around 25-30 Euros/month

The wide sandy beach of Le Barcares is just 5 minutes away! A newly created cycle path takes you directly from the site in about 3 km to the beach.

At a distance of about 7 km you will see a very large shopping mall all stores with a wide range of shops- from food to clothing to building materials. The cultural city of Perpignan is just 15 minutes by car / bus, Barcelona is located about 165 miles further south, as a day trip, a cultural highlight, as well as a visit of Carcassonne, Narbonne, the wine-growing region around Beziers, Couillure, the Pyrenees and the Corbieres , the Cathar castles, premium wineries .......... and much more!

Other Saint Laurent de la Salanque is a typical small French town with about 7000 inhabitants. You can find doctors, banks, restaurants, a health food store.
In the nearby supermarkets such as Carrefour, Leader Price, etc., you can buy everything necessary for life. A typical local baker is located in the neighborhood.
The farmers' market is held on Wednesdays and Sundays in the center. The attractive university town of Perpignan is about to be reached in 15 minutes.

Barcelona and the Costa Brava with its many interesting places such as Begur, Pals, Figueres, or even the Bay of Roses and Cadaques, the harbor town on the French side Coillure is only an hour's drive away.
The vineyards around Narbonne and Beziers are accessible and worth seeing in about 80 km.
