The property is based in a picturesque and charming village called Rancon and dates back to 1840, when the house was once used as the village post office. The village has its own bakery, post office, hair dresser, junior school and brocante all within a few minutes stroll from the house.
Lots of character for this spacious village house with a beautiful old stone facade on the garden side. The property is two-room deep, with good sized rooms and high ceilings. The spacious 244m²-living space starts with the central entrance hall which boasts a handsome oak staircase close to the back door leading out to a lovely walled garden which faces the morning sun, the garden receives the sun all day until early evening. Kitchen (15,5m²) to the left, with double sink, pantry in an old cupboard with a range of country style free standing base units and wall cupboards, and boiler for the oil fired central heating. Behind the kitchen, a storage area leads to a bathroom with toilet, which is the en suite of a large ground floor bedroom (32,74m²) lit by French doors opening onto the garden. To the right of the entrance hall, the living room (37,73m²) has a large double glazed window, and a fireplace with a wood stove. Down the hall, door leading down to a vaulted cellar, and large room (35,1m²) to renovate garden side. It is used as a workshop at the moment, but the fireplace of the old bread oven is still there even if the oven structure in the garden is no more, a double-glazed window has already been installed, and the ceiling has lovely old oak beams: So it would be a good project to turn that room into another spacious lounge overlooking the garden.
The handsome and wide oak staircase leads to a spacious landing (17m²) with wooden floor which opens onto three large rooms beautifully decorated (24,64m², 33,95m² and 36,3m²) each with an en suite (walk-in shower, wash basin and toilet). The original Limousin oak floors grace all the bedrooms (wide oak boards). Above the workshop, a nice big room with superb ceiling beams, overlooking the rear garden, awaits renovation (35,17m²). One level up, the large attic is into two parts (91,55m² and 79,1m²), it has a new roof with membrane, and the space could be organized to provide more bedrooms or office/play space.
The house has benefited from new, hard wood, double glazed windows, new shutters, new guttering, completely rewired and newly painted façade (2012).
The property is a family home and a successful B&B (Chambres d’hôtes). This activity could be continued if wished.
The village of RANCON is pretty, with many imposing stone houses, and charming terraced stone cottages in the back streets. The river Gartempe flows gracefully on the edge of the village which is close to CHATEAUPONSAC (7km), DROUX (3km) or MAGNAC-LAVAL (9km). The A20 is a short distance east, past CHATEAUPONSAC, providing a access to LIMOGES (40mn) further south, or to PARIS. BELLAC or BESSINES have rail services to LIMOGES or PARIS, and Limoges international airport is but 30mn down the road.
