Fantastic opportunity to purchase a 4 bedroom Charentaise house with 3 splendid gites and a large pool. The house is completely private and even has its own entry to the pool. The 3 gites are across a small quiet road from the main house and all have private courtyards with barbecues. All gites have an upstairs shower or bath room as well as a second toilet downstairs and fully fitted kitchen.
The gites are suitable for long term rental as well as short high season occupancy as they all have heating so can be used throughout the year. It would be possible for future owners to rent the properties full time, offer short term lets or even sell some of the gites separately
An added bonus is the property has a borehole which provides water for the pool and main house garden at no cost and gives a huge saving on water bills.
The property is situated in a tranquil hamlet in the heart of rural Charente, surrounded by rolling farmland. It is only 4 kilometres from the vibrant market town of Aigre which has schools, 2 supermarkets, 3 bread shops, 2 bar/restaurants, a PMU bar, 2 butchers, 2 banks, all facilities and a variety of other shops. Also an English speaking doctor, English speaking dentist and an English car mechanic. The town of Cognac is about 30 kilometres distant, and after grapes, used to make cognac, sunflowers, maize, barley and wheat are the chief crops. The complex is about 40 minutes from the city of Angouleme, with its TGV station, and within reach of the airports at Poitiers, Limoges, La Rochelle and Bordeaux. The Atlantic beaches are about 90 minutes drive. Rouillac is 20 minutes drive and on the 27th of each month hosts the largest market in South West France. The area is a popular destination for British holiday makers and offers a large number of activities including canoeing, cycling, walking, fishing and horse riding. The cognac houses offer guided tours and there are chateaux, mediaeval abbeys and churches, Roman ruins and other attractions. The region has a micro-climate which makes it the second sunniest in France, averaging more than 2000 hours of sunshine a year.

The property is divided in two by a lane; the gite complex is one side and the owners’ accommodation on the other. This lends itself to providing privacy for the owners.

One is attached to the main house and still contains the vats from when the owner manufactured Pineau de Charentes.
The second barn is in the grounds of the main house and the third is adjacent to The Farmhouse. Both of these two barns could be converted to further accommodation, if required.
There is a field of about 1500 square metres, in which is sited a borehole which provides water for the pool and for watering the garden. This gives a considerable saving on water costs. The field has previously had planning permission for the
erection of a house.
The gite complex has been run in a way to suit the owners required life style. The income in the calendar year 2013 was £13625. The complex was closed for 2 separate weeks in the summer season because of family commitments. Income could have been higher as we had enquiries for those weeks.
Further development Potential
There is scope to increase the income from the gites by further advertising, offering discounts, target marketing and winter lets as examples. In addition, income can be derived from the field.
Further accommodation may be attained by development of 2 large barns, the hangar, the outbuildings in the gites and the loft space above the kitchen of the main house. Furthermore, planning permission could be re-sought to develop a house on the field.
