Property Description

This stunning 16th Century chateau has been fully renovated but retains all its original charm and character. The property has 5 bedrooms, several large outbuildings and over 2 acres of land. The pretty riverside village of Montrejeau is a few minutes away and there’s an excellent bakery within walking distance. The Spanish border, Toulouse and the Pyrenees are all within easy reach.

There’s a generous 300m2 of habitable space and the layout of the accommodation is as follows:

Ground floor:

Entrance hall (with original terra cotta floor tiles)

Living room (wood burning stove in original fireplace)

Dining room (with original open fireplace)

Office

WC

Utility room

Kitchen (with Lacanche gas oven and beautiful stone sink and counter tops)

Back kitchen with conservatory facade

Spare room (thought to have been the Chapel originally and still has 16th century wall frescos)

First floor:

Landing

WC

Shower room

Bedroom 1

Bedroom 2 (accessed through bedroom and be converted into an en suite bathroom)

Bedroom 3

Bedroom 4 (with en suite bathroom, dressing room)

Bedroom 5 (accessed through bedroom 4)

Second floor:

Attic space (lots of headroom and natural light from dormer window. Could be converted into further accommodation. Already well insulated)

Outside:

The total plot size measures 9000m2 (just over 2 acres). It is fully walled/fenced and is divided into three distinct parts; the walled garden directly in front of the house (which could be a great spot for a pool, subject to necessary permissions etc), parkland beyond that and then a flat field/meadow at the back.

There’s a huge barn on two stories which measures 400m2 and is built in the same style as the house. It was originally used for livestock. It’s very dry and has electric sockets and lighting. It’s currently divided into various sections but could (subject to planning permissions) be converted to further living accommodation. There’s also a separate double-garage.

Location:

The property is located in the rural commune of Ponlat-Taillebourg in the heart of the Haute-Garonne department.  The Haute-Garonne is home to the the soaring peaks of the Pyrenees as well as the bustling metropolis of Toulouse. The property is within easy reach of both and is surrounded by more gentle and undulating countryside.

There’s an excellent bakery a few minutes away and the ancient town of Montréjeau is a 6min drive. Montréjeau is bastide town and was built in the 13th century to withstand attack from the English. Thankfully these days the locals are a bit more hospitable. The town is busy and thriving today, with a popular weekly market and a good selection of shops. There are several supermarkets all within easy reach, whilst Toulouse (with its international airport) is an hour away.

The UNESCO world heritage site of St Bertrand de Comminges, known as the ‘Mont St Michel of the Pyrenees’ is a 20min drive. A little over an hour away is the superb ski resort of Baquiera.
