The property enjoys a private, elevated setting with splendid views overlooking the surrounding countryside and the small town of Aignan.

There are approximately over 11 acres of fields and woodland on three sides of the property, with a tarmacaden country lane on the remaining side.

There is a large stone barn, open hangar and other ancillary buildings. The barn and hangar are suitable for stable/equestrian use, and there are pastures to the rear and front of the property suitable for horses, with fencing posts installed.

Local Area:

Aignan is approximately 3 kilometres away and can be accessed either by car, or more directly by foot or on horseback by a track that runs from the bottom of the property!

The village has a well stocked supermarket, a chemist, two bars and three restaurants, a bakery, post office, bank, insurance office, tabac, doctors surgery and a weekly market.
There are also two hyper-markets within 20 minutes.

There are three schools at Aignan that all have a very good reputation and offer education from infants (3) through to lower secondary (15).

There are an enormous range of activities that take over the summer in this part of France, particularly if you enjoy good wine and food.

There are also number of major music festivals, including, Salsa at Vic-Fesenzac, Jazz at Marciac and Country Music Festival at Mirande.

On a smaller scale there are also a host of village fetes every week which are great fun.
There are many wine château and cooperatives that genuinely welcome visitors and offer excellent value.

Walking and biking in the many country lanes is also highly recommended.

Region:

On a regional level, the Pyrenees and the gateway to Spain are approximately 1.5 hours drive away and the seaside coast about 2 hours drive. Toulouse is 1.5 hours and Bordeaux about 2 hours. Pau is approx 3/4 hour and chic Biarritz is 2 hours away. There are airports at all the above cities. For those with the twin CESSNA, you can also fly directly into Nogaro!

Rental Charge:

The rental charge depends on time and length of stay and any requirements for stabling and other services.  There are no other landlord charges, although you will also pay all utility charges and the local property tax on long lets.
