Property Description

In the heart of a hamlet in Périgord Vert, I have the pleasure of introducing you to a beautiful property of character in the middle of a park entirely enclosed by stone walls. All around, the English-style park, full of flowers and plants, is divided by dry stone walls into various spaces such as swimming pool, orchard, terrace, gardens. The living area is characterized by an exceptional ceiling height of 4.5 m and by six French windows, all in wood, and topped with a transom window with small panes. Under a French ceiling, the entrance hall crosses the width of the building. Its large surface area (48 m2) gives it the status of a light gallery. In the oldest part, it serves two bedrooms (23 and 26 m2), one of which retains the remains of a fireplace and medieval cupboards. Two bathrooms. The whitewashed walls, exposed beams and nailed parquet floors indicate a modern and architecturally respectful restoration. On the other side of the hall, the kitchen, the living room (45 m2), the master bedroom (35 m2) and its bathroom, always at unusual heights, are punctuated by Louis XIV style fireplaces up to the ceilings. At the intersection between the two attic parts of the house, a vestibule houses a remarkable suspended staircase in local stone and wood leading to the attic (a bedroom and an office) as well as an older stone staircase going down to the cellars. The dining room is double and bright, restored and decorated with care. Behind its fireplace, a small room serves as a cloakroom and woodshed. Semi-buried under the entire building constituting the south wing of the chartreuse, the cellars are accessible by an interior staircase and three doors leading into the south garden. They house a wine cellar, several vaulted rooms on the courtyard side, sheds, a laundry room and the boiler room. The northern part of the interior courtyard is used as a guest house. On two levels, a gîte has taken the place of the stables and the old kitchens have become a bedroom. The ground floor is also composed of a living room with a significant height under the ramps, a small kitchen, as well as a shower room. A staircase leads to a second bedroom and a ladder leads to a mezzanine boudoir. The guest house is accessible from the courtyard and through an arched door on the north facade, pool side. The barn takes up the exterior architectural codes of the house with its broken roof with pedimented dormer windows, offering a vast space in clay, remaining in its original state. The entrance porch, with its square dovecote and under a slate roof, houses a carriage and pedestrian door and constitutes the only access to the interior courtyard. The garden (1 ha) is divided into several spaces by flower beds, gates and dry stone walls all around the manor: a large orchard, an enclosed garden attached to the gîte with its terrace, a lawn, the swimming pool (to be renovated) and a flower garden. From the end of the 15th century. until today, a chartreuse with a classic appearance, with its asymmetrical U-shaped plan, its partly semi-buried dwelling, its canal tile and slate roofs, its extraordinary ceiling heights bring a character, an allure noble and a sure harmony. A beautiful family home, full of history, which after some necessary modernization work (door frames, roof section, swimming pool) will be THE jewel of the region.
