French Character Homes is delighted to present this exceptional country house sitting in 2.6 hectares of private land - ideal for horses.

The property consists of a beautifully converted bergerie (sheepfold), presented over three floors and offering three bedrooms, each with their own private bathroom facility. The old stone bergerie, formally a ruin, has been entirely reconstructed between 2007 and 2010, including a new roof and roof beams, double glazing, insulation and a heat pump central heating system, firing the underfloor heating on the ground floor.

The approach to the bergerie is via a driveway leading past the property to the garage at the rear and hard standing for several more vehicles. Steps lead up to a south facing terrace and the entrance level of the bergerie. The ground floor has an attractive open-plan layout, with a large dining kitchen leading through to the spacious sitting room open to the beautiful roof beams. This charming room also features a south facing picture window, with a pretty balcony, showcasing the stunning mountain views. Two bedrooms can be found at each end of the ground floor plan, both with private en-suite shower rooms.

The lower ground floor is reached via a staircase from the entrance hall, but can also be accessed via patio doors from the garden level. This floor is divided into two parts; a large utilty and storage area with WC, and a double garage. Outside, the grounds surrounding the house have been mindfully landscaped to provide colour through the seasons, including a mature wisteria climbing to the balcony level. An above ground swimming pool is ideal for entertaining the children and cooling off during the summer months. The property’s striking stone archway with electronic gates opens into a picturesque and entirely private courtyard, enclosed by the original farmhouse and its adjoining barns. A second stone archway leads from the courtyard into mature, landscaped gardens that border a tranquil woodland.

The entire ensemble is impeccably maintained and presented in excellent condition throughout.
The main farmhouse offers spacious and inviting living accommodation, including a generous open-plan dining and sitting room with a large original stone hearth and wood-burning stove, a fitted kitchen that opens to a sunny outdoor dining terrace, and a ground-floor WC. A ground-floor study, along with a mezzanine above, offers flexibility and charm, providing space for a ground floor bedroom with its own shower room and WC just next door. Upstairs, you'll find four well-proportioned bedrooms and a stylish family bathroom.

The property has recently benefitted from upgrades in ecological measures, including a heat pump central heating boiler, a thermodynamic hot water heater and two 1,000 litre water recuperators for the mature gardens. Double glazing is also found throughout the farmhouse.

Situated in the heart of the Haute-Vienne, just ten minutes from the charming town of Châteauponsac and fifteen minutes from Bellac, this beautifully renovated stone village farmhouse offers the perfect opportunity for a family home, holiday retreat, or investment property.
Fully restored since 2011, the house combines traditional character with comfortable living. On the ground floor, an inviting entrance hallway leads into a stunning lounge with a log burner, a mezzanine office above, and a bedroom. French doors open directly onto the sun terrace, creating a seamless link between indoors and outdoors. The spacious kitchen and dining room retains its traditional charm and also benefits from a wood burner. This level also offers a bedroom with bathroom and WC.
Upstairs, the first floor features a landing with a Juliet balcony overlooking the rear garden and pool, a generous double bedroom, and a family bathroom. The second floor is dedicated to a large attic bedroom, ideal as a guest suite or peaceful retreat. The property is double-glazed throughout, connected to mains drainage, and heated by wood burners.
Outside, the rear of the property reveals a beautiful sun terrace and a swimming pool, with a garden shed and a lawned area bordered by countryside views. The huge adjoining barn provides ample space for vehicle storage and further potential. The house also boasts a large front terrace, allowing you to enjoy sunshine from morning through evening, with plenty of inviting corners for dining and relaxing alfresco.
Although the current photos do not reflect the true charm of this home, this is a property that deserves to be seen in person. Due to the recent passing of one of the owners, the house and garden have been left untouched this summer, yet it is easy to imagine how quickly the garden could be restored to its former beauty, filled with bright flowers and picturesque details. With just a little care, this home can once again shine as the stunning property it truly is. (6.00 % fees incl. VAT at the buyer's expense.)

Auv 1170: Longère in a hamlet on 1200m2, quiet, to renovateThe total ground area of the main building + the rear extension is 180m2. The formal habitable surface is 104m2, but some rooms in the 'house' part are not included in this calculation, such as a 4th bedroom, a large utility room with a separate toilet, and an attic room with a new roof. On the left, there is a former barn with plenty of additional potential. The habitable spaces, heated with wood stoves, are:Ground floor:Entrance: 4.3m2Living room: 21.5m2Kitchen: 23m2Bathroom: 6.5m2Utility room: not listed as it is not heatedFirst floor:Hallway and landing: 8m2Bedrooms: 22m2, 12.5m2, and 6m2, plus one not listedThe barn has concrete floors and could also be converted into living space. The septic tank needs to be fully installed, as does the electricity which is outdated, along with double glazing, insulation, etc., but the general structure and intermediate floors are in good condition. There are also 2 small outbuildings and a beautiful well. Nice vaulted cellar with water spring. Land surrounds the house on three sides. The lane is very small and local, with no real through traffic.

Auv 1137: Natural stone house and barn, water well, views, 7400m2This natural stone house is in good overall condition, the structure is very solid but the interior needs renovation. The barn can also be integrated with the house, converted into a separate house, and so on. On the left, there is still an open barn, and on the right, an outbuilding that was used as a chicken coop. The strip in front of the house belongs to it, and at the back and on both sides, there is a very large piece of land with several large trees and a wide view. There is a septic tank that is not compliant but works. Beautiful property for numerous projects. The house can be inhabited primitively, actually everything is there, except for a wood stove for heating. So, there is actually a choice, a major renovation is also possible. The front door is PVC with double glazing, but the rest of the windows are original and single glazed. The total indoor space of the house is 52m2, with a ground floor, a first floor, and an attic that is not very high. The barn is 12m × 6m and is 6.5m high. There is a living kitchen (19.5m2, 2m60 high) with a fireplace, cement floor, built-in cupboard where an easy passage to the barn could be made, sink, and the smart meter for electricity. The electrical installation is not compliant but works. To the right of it, there is a living room (19.5m2) with oak parquet flooring, built-in cupboard, small marble fireplace. At the back, separated by a partition wall, there is a granary (9.5m2) with the hot water boiler on the left in a door leading to a rear cellar (6m2) with an original bread oven. To the right, there is a functional bathroom (3m2) with shower and toilet.A long narrow staircase leads to the upper floor, with a small hallway (5.5m2) and a window overlooking the rear piece of land which is now being sold with the house. Very beautiful view. In the past, the cows used to come up to the house, and the back was not used, but that could change now because the land comes with it, which is interesting!Furthermore, there is a bedroom of normal size (12.5m2, height 2m40 under the beams) at the front of the house and a much larger room (31m2) used as a large sleeping area. Here, there is also a toilet and a sink, connected to the septic tank.A steep staircase still leads to the attic, but it is not high enough at the ridge to create really large spaces. The roof of the house is in asbestos slates, the barn has a tiled roof, and the side and rear outbuildings have asbestos sheet roofs.Very beautiful property with many possibilities.
