The "Beille-de-Bas" gîte is rented through Airbnb (https://www.airbnb.fr/rooms/773861442290061623), Booking.com (https://www.booking.com/hotel/fr/maison-d-hotes-a-la-campagne.fr.html), and Google (http://beilledebas.free.fr/british.htm). We have chosen to manage the property discreetly, without intensive marketing or advertising, so that we can host our family and friends free of charge. Despite this deliberately minimalist approach, the gîte has generated an annual income of approximately €3,000. It is estimated that optimized management with targeted promotion could generate an income of €8,000 to €10,000 per year.

Attention investors only: this property offers strong rental potential. Revenues vary from €480/week for the cottage in the low season to €1,400 to €4,400/week for the entire property, depending on the time of year. A detailed document, accessible at this link [https://tinyurl.com/nhh3h38d], presents the figures and the methodology used to establish these estimates.

    Summary
    Price lowered!
Located in the south of the Lozère department, with its Mediterranean climate, mild winters and peaceful lifestyle in the heart of the historic Cévennes, and nestled in a lush green setting, this exceptional property stretches down to the Gardon river, with its natural swimming pools. Most of the estate is on gently sloping ground, which makes it easy to maintain, and fairly rare in this area. This is one of the major assets of this property, which is at walking distance from a peaceful village that offers a grocery store, restaurants, and during the summers, a weekly market. The architecture dates back to the Middle Ages; a fortress built by Templar monks, with square and round towers overlooking the valley. This estate is situated in one of the most remarkable locations in this small Cévennes region. Surrounded by nearly 10 hectares of meadows, vegetable gardens, fruit trees and, of course, chestnut trees, the property also features the ruins of an old mill with a fish basin. This place that lends itself to hosting, with 3 gites that are mostly in good shape and could be functional with little work, but this property is also perfect for creating, meditating and for people who need privacy and peace.

    Location
The village is on the trail of Robert Stevenson, and attracts many visitors. The area is known for hiking, bicycling, nature and history. Larger supermarkets are at a 20 minute drive. Montpellier is at less than 2 hours, and Nice around 4.5 hours.

    Interior
Vaulted ceilings in the living room. Historic staircase leading to the second floor.

    Exterior
Solid foundations. Round towers and square tower. Water source. Water feature, prairies, forest, surrounded by landscaped gardens, vegetable garden with greenhouse.

    Additional Details
The house is in need of renovation, and to be updated to current standards. The roofs are generally in good condition, except the roof of the 2-bedroom gite, which needs to be addressed. This property was my father's primary residence since the mid-eighties, when he purchased and renovated the property. Visits can be organized; the widow still lives on site.

    Revenue Generation
Due to circumstances, the 3 gites are no longer rented, but they provided a steady source of revenue as there are not a lot of vacation properties on offer in this very popular area.

It is open throughout the year for visitors who enjoy both its architecture and gardens. The local market is in town every Tuesday morning and spills out onto the smart streets. Here you can sample the local produce including goat’s cheese, potatoes and pies!!

    Summary
For sale: Discover this magnificent, unique, elegant, and lively B&B and gîte property. It is located on the border between Corrèze and Dordogne, 5 km from Pompadour, a popular national equestrian site. 39 km from Brive-la-Gaillarde, with its many activities and tourist attractions, it enjoys a privileged location, supported by active tourism development campaigns.

This house is a magnificent conversion of a very large stone barn. The renovation masterfully combines traditional materials such as the old oak and stone of the original barn with modern architectural elements. It creates an elegant 12-bedroom house on three levels, spanning 615 m². The space is highly flexible and offers all modern comforts, as well as an extremely generous living area.

    DETAILS

The current owners occupy an air-conditioned apartment with four bedrooms, three bathrooms, a dressing room, and a private lounge on the top floor of the house.

The ground floor comprises five large bedrooms (three doubles and two family rooms) and two additional apartments, intended for tourist accommodation. The middle floor includes a spacious living room, a very large kitchen, a private dining room, a separate pantry, plenty of storage space, a technical room, and a laundry room. This house benefits from a 2 GB fiber optic internet connection.

All bedrooms and amenities are located under the main roof. Each room and gîte has its own private bathroom and direct access to the garden, ensuring a pleasant stay and an emergency exit.

Guests of the B&B and gîte particularly appreciate the tranquility of the setting, the comfort of the beds, and the quality of their sleep. Their comfort is further enhanced by the optimal insulation of the rooms, which are naturally very cool in summer and electrically heated in cold weather. It is the ideal place for your guests to fully relax in a natural setting, far from the stress of the city or the competition of Pompadour.

One of the cottages is adapted for people with reduced mobility and has accommodated people with disabilities, ranging from simple mobility limitations to those confined to wheelchairs.

The house is extremely energy-efficient and runs entirely on electricity (Class C, Index 129). It does not consume fuels such as wood or gas (Class Index 4), resulting in low CO2 emissions.

The property has private parking and a secure 10 x 5 m swimming pool. It is set in over 7,000 m² of land in a lush green setting, surrounded by orchards and other farms.

Guests can enjoy a wide variety of activities for young and old, including numerous equestrian centers, hiking trails, canoeing, hot air ballooning, and cycling, as well as more leisurely activities such as fine restaurants, castles to visit, markets, caves, beautiful villages, zoos, and more.

Numerous shops are easily accessible: bars, takeaways, and restaurants. The village has an excellent bakery, supermarkets, banks, doctors and other medical facilities, garages, gas stations, butchers, pharmacies, and more. You'll find everything you need and the largest hospital nearby, in Brive, just 39 km away.

This property is a going concern (or could be a house large enough to accommodate a large family). We operate through several channels, including our own dedicated website, https://www.dordogne-correze-vacances.com/ welcome hundreds of guests each year, mainly in the summer. We offer numerous development opportunities with off-season and specific activities, such as cycling weeks, photography or painting, food and wine, hiking, yoga, horseback riding, off-site corporate meetings for local businesses, and many other activities.

If you are looking for a good-value property with an established business, offering an excellent return on investment and growth potential, please do not hesitate to contact us. We are happy to welcome visitors at any time. We speak fluent English, some French, and fluent German.

There is considerable scope for additional revenue to be generated. This would come from providing half board style accommodation (we do not currently have an alcohol license but that is another avenue of growth), off-season trade focussing on events like theme weeks around specialist pursuits like food and wine, photography, cycling, hiking, horse riding, historical tours, art and painting, etc. In addition the house is perfect for small scale corporate events like off-site planning, strategy workshops. The house projects a sufficiently serious facility while still being relaxed.

The maintenance of the park is fairly easy. Town water and town sewerage.

    General condition
It is a nice and respectful renovation with good finishings, mostly travertine has been used for the shower rooms. Wifi is in all rooms and pool and orangerie area available, TV in each room too. All the installation for water and electricity is redone. Fuel central heating, simple glazed wooden windows. The wooden shutters is something the owner didn't come round to take care of.

    Comment
A beautifully renovated Château with bright rooms facing the sun and offering lovely views from everywhere. Shops and restaurants at walking distance, plenty of sites to be visited in the area. Could be a rental business with great income potential or a lovely family home, still with letting income from the independent apartments if not used for extended family. The composition and possibilities with the location and authenticity are unique, a property to fall in love with!

Nestled above the Vienne River and overlooking the charming village of Availles-Limouzine, this exceptional property extends over approximately 4 hectares of land. Currently operated as a gîte complex (a future owner may need to reapply for the necessary permissions and business registration), it features a heated swimming pool, a play area, a mini-farm, and a main residence.

The main building stands out for its great versatility. It houses six self-contained gîtes accommodating up to 40 guests, each with its own kitchen, living area, private outdoor access, and a variable number of bedrooms and bathrooms. Communal areas provide ample space for large groups to gather for holidays, weddings, or other private events.

The main house offers seven bedrooms, each with an en-suite bathroom, along with several reception rooms. Previously divided into three independent dwellings, it could easily be reconfigured as such, thanks to its three staircases and separate entrances. With a recently installed solar powered electric system, the house has an energy rating of C.

Adjoining the main house, a guest cottage with two bedrooms and two shower rooms could easily serve as a seventh gîte.
Both the cottage and one of the gîtes in the principal building are wheelchair accessible. The property is connected to mains drainage and benefits from central gas heating.

The village of Availles-Limouzine, within walking distance, provides all essential amenities including a restaurant, grocery store, primary school, doctors, dentist, and pharmacy. Nearby towns such as L’Isle Jourdain and Confolens offer a wider range of shops, secondary schools, restaurants, cafés, and a hospital.

The surrounding area offers a wide variety of tourist activities: zip-lining, bungee jumping, motorsports, horse riding, swimming, kayaking, cycling, and hiking. There are also wildlife parks, gardens, and historic sites to explore.

A rare opportunity combining a commercial venture, holiday accommodation, and a family home in a beautiful natural setting.

Viewers of the UK TV show 'A New Life In The Sun' will be familiar with the energy and enthusiasm with which the current owners have transformed this impressive former mill and gîte complex. Now, as they move on to new adventures, they leave behind four renovated buildings, a swimming pool, extensive grounds, a mill pond, a yurt and space for five 'Camping à la Ferme' pitches.

The new owner will need to apply for the relevant permissions and business registration to continue the business.

    The Barn:
    - Magnificent two-bedroom apartment (currently used by the owners) overlooking the pool and mill pond, DPE 'B'.
    - Large storage space and workshop.

    The Mill House:
    - A two-storey gîte with four bedrooms (one on the ground floor).
    - Two-bedroom 'Penthouse' gîte, which has a separate entrance.

    The Lodge:
    - A charming cottage-style gîte with three bedrooms.

    Events and Guest Facilities Building:
    - An impressive double-height barn space for events and dining.
    - A reception area, guest kitchen, and laundry.
    - Three guest bathrooms.
    - Additional bathroom to complete and a main laundry.

Subject to the necessary permissions, there is potential for a further renovation project - of the building with a large attic space currently used as a games room and honesty shop.

A yurt on its own island, a children's play area, the beautiful mill pond, and several streams around the property make this a charming spot and a firm favourite with holiday-makers.

This property is located in the greater Carcassonne area, Languedoc Roussillon, Occitanie, South of France. By the size of the buildings it is destined for various business possibilities such as receptions in all kinds. There is available today already the activity of Gîtes, B&B, seminar or yoga rooms, bar and a spa. In addition, there is enormous development potential with the possibility of converting a 400m2 cellar into a room for events, subject to planning permit with presentation of your project. Together with all the land in organic farming, that opens up different possibilities to complete the commercial business and make the stay at the Estate even more attractive.

The various dwellings, including the main house, now offer 16 bedrooms with 13 shower rooms or bathrooms.  And as mentioned before, the former wine cellar could be converted. Overall there are approximately 2500m2 of stone buildings with roofs in good condition and regularly revised and maintained.

In terms of land, the 100ha are in one piece, just amazing and very rare nowadays. For over 30 years the working of the land in the organic principle has been applied and the label has been officially requested and granted 15 years ago already. About 15ha are cultivable land today; there is scrubland which could be prepared again to be cultivable as at time the Domaine had around 50ha of vineyard. The rest are woods. The small stream that crosses the property flows all year round.

The property is served by city water, in terms of the septic tanks, there is updating works to be planned or depending on your project a mini station to be put in place.

PS: the existing vineyard will be uprooted over this winter. The development potential is unlimited!
