The good life beckons!  With 7 acres of land, orchards, paddocks, barns and mature trees, this house has been a much loved home for the same family for the last 35 years.  Whilst the farmhouse would benefit from modernisation, it is a wonderful, bucolic spot in the Normandy countryside.

Whilst a new heating system and perhaps a kitchen upgrade may be fairly high on the list for the new owners, there is so much potential here for the new owners to put their own stamp on it and create a really lovely home.   The as yet undeveloped extra place adds even more interest for the re-imagination of this pretty farmhouse.

Entered through its large iron gates, this magnificent manor house is set within its own mature parkland of almost 3.5 acres, just a few metres from a historic château. Ideally located, it is only a short drive from the beautiful nature reserves and charming ports of the Gironde estuary, as well as the sandy beaches of Meschers and the Atlantic.

Believed to be over 400 years old, the main house is both elegant and full of character, offering spacious, light-filled rooms and an abundance of original features. Highlights include striking stone fireplaces in the salon and billiard room, an original stone sink in the kitchen, and a grand, baronial-style dining room with exposed beams.

Upstairs, there are five bedrooms, one of which benefits from its own shower and washbasin, along with a large family bathroom featuring both a bath and a separate shower. Outside, the manor enjoys its own private terrace and swimming pool (10m x 5m).

The larger of the two guest cottages also boasts a private swimming pool and terrace, directly accessed from a stunning double-height kitchen and dining area. This charming property features exposed stone walls, oak doors, and wooden floors throughout. On the ground floor, there is a beautiful master bedroom with an ensuite Italian-style shower room and WC, as well as a laundry room and an additional WC. Upstairs, you will find two further bedrooms, a shower room, and a spacious family bathroom complete with a roll-top bath and separate shower.

Linking the two main houses is a delightful single-storey cottage, offering a lounge/dining room, kitchen, two bedrooms, a shower room, and a WC. It also features a lovely private terrace - with a hot tub!

Each of the three properties benefits from its own private terrace, all enjoying views over the stunning parkland, which is home to magnificent trees more than a century old.

Located just a few kilometres from the lively village of Saint-Genis-de-Saintonge, which has shops and cafés, and only 9 km from the popular spa town of Jonzac — with its many cafés, restaurants, water park, supermarkets and train links to Bordeaux — this exceptional property is perfectly positioned. Perfectly suited to either model, this significant property could offer a gracious family lifestyle or equally a dynamic small business.

    Location
The house is set in 4 acres (1.7 ha) of parkland with rolling lawns, a sunken garden featuring an impressive Henri Studio fountain and wonderful mature trees which surround the whole of the estate , The region of Suisse Normandie is truly breathtaking. Just a mile from the chateau, you'll find the charming village of Clecy, complete with delightful shops and eateries. Venture out a little further to the Viaduc de Clecy, which magnificently spans the River Orne, this unparalleled natural beauty spot is famous for its deep gorge, carved by the river, exposing dramatic cliffs and rock formations. It's a paradise for sports enthusiasts, offering opportunities for climbing and paragliding. The lovely river also hosts a variety of watersports, including boat hire and kayaking. There is also a bobsleigh monorail offering thrilling rides down to the river where you can recuperate at one of the many bars or restaurants.

    Access
Travel from the UK is extremely convenient with the ferry port at Caen just 40 minutes away. There are train stations at Caen, Falaise and Fleurs and the airports of Paris are reachable within a 3.5 hour drive on excellent roads. France boasts one of the worlds best high speed train systems, but the roads are simply a joy, with very little traffic and well maintained routes throughout.

    Interior
It is impossible to compare this house with others. It has a truly unique architectural style, lending an almost church like quality to its appearance. Soaring roofscapes and delicate stone tracery adorn the facades of the property and a beautiful external staircase winds up to the first floor. Inside, the gothic theme continues with a hand carved stair with ancient wooden carved characters and unique radial wooden panelled doors. There are fireplaces, plasterwork and ornate windows. On the ground floor you enter the panelled and beamed outer hall with WC. Through to an internal hall and along to the library with its warm wooden panelling, intricately plastered ceiling and welcoming open fireplace. There is a small office, laundry and walk in cupboard. The inviting kitchen has bright windows, tiled floor and a large woodburner. The commercial cooker still remains and works perfectly and the units are recently installed. Through to the pantry and salon which has a large, light filled bay window and door to the garden. This room has gorgeous panelling and wonderful hand-built, period, floor-to-ceiling joinery. There is a glasshouse leading to the gardens. The first floor houses the four principal bedroom suites, two with balconies. These bright rooms each have private bathrooms. Here you will also find a living room which is so luminous it is called the solarium. Up to the top floor and a further three bedroom suites, one with its own sitting room and generous terrace which receives the sun all day long.

    Exterior
Entering through double gates and down a long private drive, you approach the house with the gothic view revealing itself like a picture. The architecturally pleasing facades of this house give a feeling of strength and permanence. Stone-built with giant beams, it sits within its landscape, beautifully proportioned and gracious. The property is filled with period features and the church like stone tracery of the windows, porches and staircase give off a feeling of quiet dominance. The lovely grounds enclose the house entirely and there are beautiful spots for sitting in the sun. An orchard with a variety of apple trees, a pear espalier with the biggest fruits we have ever seen and an ancient quince tree complete the picture. There is also an abundant sweet chestnut tree which in November gives around 4 kilos of treasure. You will find the stone foundations of an old chapel and a quirky sentry box with lettering from WWII as well as the small trout pond which used to serve fresh fish in the Michelin starred restaurant during the 1950's

    Additional Details
    Opportunities for income.
We bought the house with a view to creating a boutique event venue with rooms. The area of Suisse Normande is a vibrant hub of visitors nearly all year round, but our circumstances have changed and so the next chapter will be played out with a different owner. Our plan was to convert the two cottages, use the bedroom suites and event room to create something unique in the region. This is still the perfect plan for the house and the area is completely lacking in high quality accommodation, with no event centres available for large celebrations. Although you can scale the amount of input you want, keeping the whole as a wonderful family home, or simply letting out the two cottages - the opportunity to really expand the potential of the house is a very exciting prospect.

    Summary
The owner of the house is an elderly friend of mine, she is German and lives in Germany. It is the house of her dreams and her heart, but she has decided to sell it for health reasons. I live near the house and take care of everything for her including viewings.

A little piece of paradise: sitting on the riverbank and listening to the rushing and whispering of the water is healing and indescribably beautiful. Apart from the singing of birds and the voices of other animals, you hear no sound. Only nature, as far as the eye can see. Right in front of the garden, on your own riverbank, you can swim, fish, fly fish, collect shells, go boating... The old, functioning bread oven invites to find creative ways of using it. In the evening, without any light pollution, you can look up at the sky with your own eyes or a telescope, and you feel like you could pick the stars out of the sky.

The size of the house and the land make it not only a dream location for a family but also offer endless possibilities for income sources, from Chambre d'Hôtes to Glamping to a Smallholding. The 6.5 hectares of land offer every opportunity for keeping animals, growing vegetables for self-sufficiency... Thanks to the large roof areas, it is possible to become self-sufficient with solar panels.

The foundations of the barn and the mill, which unfortunately no longer exists, date from the 17th century, while the main house was built in the early 19th century. Legend has it that the Sun King Louis XIV, repeatedly met with his most famous mistress, Madame de Montespan, who came from the area, in the mill. The miller and his family moved out, and for a few days the king and his mistress dressed like peasants and enjoyed the simple life.

The large Maison de Maître has approx. 330 sqm, of which approx. 200 sqm are inhabited with kitchen, living room, 5 bedrooms with walk-in closets, 3 shower rooms, two with WC and one separate WC. The smaller half with approx. 130 sqm is still waiting to be renovated and to be the canvas for your dreams: The impressive double-height room could become a library and games room with a mezzanine, have a pool table… The barn has approx. 160 sqm. In the garden are a well and t is a cistern, which can be filled with water in the winter months and used for irrigation in the summer.

    Location
The house is in a most idyllic secluded location with 300m of riverbank and 65,348 square meters of land but only a few minutes from all amenities.

The property is only 5 minutes from Availles-Limouzine, a lively little village with a small supermarket, butcher, baker, a few small stores, weekly market, hotel, restaurant, doctor and pharmacy, kindergarden and elementary school and 15 minutes from Confolens, the charming little town with medieval bridges, all shopping facilities, hospital, schools, weekly market and an annual international music festival.

    Access
It takes about 50 minutes to get to the airport and 1 hour to get to the train station in Limoges, 1 hour and 10 minutes to get to the airport and train station in Poitiers, and 1 hour to get to the train station in Angoulême and the airport Angoulême/Cognac.

The driving time to Bordeaux is 2:15 and to Paris 4:30 hours.

    Interior
On the ground floor is a large entrance hall from which the stairs lead up to the first floor. Here are the kitchen with a double glass door that leads to the garden and offers an amazing view of the river. A door leads to the living room with an insert fire place.. Off a small hallway are a bedroom, a shower room and a separate WC. On the first floor are four bedrooms, one very large with a fire place, and one with en suite shower room as well as a family shower room. Stairs lead up to a large attic that would be perfect for storage but also as an art studio.

Off the entrance hall is a door to the "secret" part: two connected rooms each with a large fireplace, with original doors and one with an ancient giant inbuilt cupboard. The second room has a door to tha garden. From there stairs lead up to the double height room.

    Exterior
From a small dirt road that eventually leads to a farm you turn into a beautiful driveway, an allée, flanked by poplar trees. The garden wraps around the house. There are mature cherry and apple tress, all overlooked by a 300 year old oak (that is protected). From the garden one can step through a gate to the river bank. Just to the left of the house are two small islands in the river which in the winter are under water and in spring appear again with beautiful vegetation. The property is surrounded by the meadows.

In addition to the barn, this property offers a few small outbuildings:
    • Three chambers on the side of the house that are used to store wood, but also offer space for a small workshop and for storing equipment. The roof was newly tiled with old tiles to preserve the character.
    • A small hangar that can be used as a carport.
    • Small stables that were used for pigs and chickens.
    • And, last but not least, the old bread oven, which can be used for baking bread and pizza and for cooking.

    Additional Details
The roof had been completely revised about 19 years ago, the roof of the barn is new.

There is central heating that is being used with oil but can be used with wood.

The climate change caused a lot of flooding in the past years. The house is located on higher ground and also stands on a base with slits so that water can flow underneath it. Even during the terrible floods two years ago, when large parts of Availles-Limouzine and Confolens were inundated, the water reached the garden but did not even reach the stairs to the kitchen. Some water flowed into the barn during the floods. As I was told, most of it came from the slope; to prevent this, a small ditch with a drain to the river would have to be dug in front of the barn, which is not a big effort (a man with a small excavator, gravel, a half-open pipe, all together costing a maximum of €500). The river water reached the barn, but this could be prevented with a flood wall (a short, strategically placed wall would divert the water).

The diagnostics that are demanded in France show that the septic tank at some point must be replaced. The energy reading on paper is bad, but an ancient house like this cannot be insulated as proposed as that would create damp problems. This is a historic house and needs the appropriate sensitivity.

    The property tax was 1650€.

Mediterranean Beach House is on a south-facing hillside; a few minutes stroll from tracks through garrigue, AOC vineyards and pine forests, and 10-15 minutes walk from the beach, restaurants, shops, and daily local produce market in the small village of St Pierre la Mer. It looks over the village to the sea and mountains beyond, and the views are gorgeous at any time of the day or year. Sea views can be enjoyed from within the open, light filled house as well as the front terrace and roof terrace. The back garden is sheltered and provides green summer shade. The house includes good storage options, plus a large garage and marked private parking. Its at the end of a cul-de-sac in a quiet residential area.

    Location

The beach and lagoon are also just a walk away and watersports are well catered for. Cycle tracks and boardwalks make for a pleasant stroll or cycle, perhaps to neighbouring villages.

The sea and etang provides for all types of water-based activities: fishing, sailing, windsurfing, wingfoiling, wakeboarding, canoeing, Standup Paddleboarding, kitesurfing. Hire or take a lesson at the local school. Or just lie on the beach and refill your empty water bottle on your way home with wine from a local vineyard outlet like the locals do.

The reserve bordering St Pierre, the ‘Massif de la Clape’ is cloaked with pine and olive trees, wild rosemary and thyme, and features rocky peaks and outcrops and vineyards. It is a popular recreational area for climbing, mountain biking, walking and wine tasting.

A choice of restaurants and pavement cafes are within walking distance of the house, and wine shops offer quality good value local wines ‘en vrac’.

St Pierre is in the Aude area of the Languedoc region. One of the most diverse areas of France, the Languedoc offers mountains, lakes, rivers, and beautiful stretches of coastline; historic cities and fairytale citadels.

In the area, the ruins of Cathar strongholds contrast with the restored city of Carcassone. Narbonne is a short drive or bus ride away and has a renown market, museums and historical sites, and hosts many sporting and cultural events.

This house is a magnificent conversion of a very large stone barn. The renovation masterfully combines traditional materials such as the old oak and stone of the original barn with modern architectural elements. It creates an elegant 12-bedroom house on three levels, spanning 615 m². The space is highly flexible and offers all modern comforts, as well as an extremely generous living area.

    DETAILS

The current owners occupy an air-conditioned apartment with four bedrooms, three bathrooms, a dressing room, and a private lounge on the top floor of the house.

The ground floor comprises five large bedrooms (three doubles and two family rooms) and two additional apartments, intended for tourist accommodation. The middle floor includes a spacious living room, a very large kitchen, a private dining room, a separate pantry, plenty of storage space, a technical room, and a laundry room. All bedrooms and amenities are located under the main roof. Each room and gîte has its own private bathroom and direct access to the garden, ensuring a pleasant stay and an emergency exit.

Guests of the B&B and gîte particularly appreciate the tranquility of the setting, the comfort of the beds, and the quality of their sleep. Their comfort is further enhanced by the optimal insulation of the rooms, which are naturally very cool in summer and electrically heated in cold weather. It is the ideal place for your guests to fully relax in a natural setting, far from the stress of the city or the competition of Pompadour.

One of the cottages is adapted for people with reduced mobility and has accommodated people with disabilities, ranging from simple mobility limitations to those confined to wheelchairs.

The house is extremely energy-efficient and runs entirely on electricity (Class C, Index 129). It does not consume fuels such as wood or gas (Class Index 4), resulting in low CO2 emissions.

The property has private parking and a secure 10 x 5 m swimming pool. It is set in over 7,000 m² of land in a lush green setting, surrounded by orchards and other farms.

Guests can enjoy a wide variety of activities for young and old, including numerous equestrian centers, hiking trails, canoeing, hot air ballooning, and cycling, as well as more leisurely activities such as fine restaurants, castles to visit, markets, caves, beautiful villages, zoos, and more.

Numerous shops are easily accessible: bars, takeaways, and restaurants. The village has an excellent bakery, supermarkets, banks, doctors and other medical facilities, garages, gas stations, butchers, pharmacies, and more. You'll find everything you need and the largest hospital nearby, in Brive, just 39 km away.

This property is a going concern (or could be a house large enough to accommodate a large family). We operate through several channels, including our own dedicated website, https://www.dordogne-correze-vacances.com/ welcome hundreds of guests each year, mainly in the summer. We offer numerous development opportunities with off-season and specific activities, such as cycling weeks, photography or painting, food and wine, hiking, yoga, horseback riding, off-site corporate meetings for local businesses, and many other activities.

    Summary
    Price lowered!
Located in the south of the Lozère department, with its Mediterranean climate, mild winters and peaceful lifestyle in the heart of the historic Cévennes, and nestled in a lush green setting, this exceptional property stretches down to the Gardon river, with its natural swimming pools. Most of the estate is on gently sloping ground, which makes it easy to maintain, and fairly rare in this area. This is one of the major assets of this property, which is at walking distance from a peaceful village that offers a grocery store, restaurants, and during the summers, a weekly market. The architecture dates back to the Middle Ages; a fortress built by Templar monks, with square and round towers overlooking the valley. This estate is situated in one of the most remarkable locations in this small Cévennes region. Surrounded by nearly 10 hectares of meadows, vegetable gardens, fruit trees and, of course, chestnut trees, the property also features the ruins of an old mill with a fish basin. This place that lends itself to hosting, with 3 gites that are mostly in good shape and could be functional with little work, but this property is also perfect for creating, meditating and for people who need privacy and peace.

    Location
The village is on the trail of Robert Stevenson, and attracts many visitors. The area is known for hiking, bicycling, nature and history. Larger supermarkets are at a 20 minute drive. Montpellier is at less than 2 hours, and Nice around 4.5 hours.

    Interior
Vaulted ceilings in the living room. Historic staircase leading to the second floor.

    Exterior
Solid foundations. Round towers and square tower. Water source. Water feature, prairies, forest, surrounded by landscaped gardens, vegetable garden with greenhouse.

    Additional Details
The house is in need of renovation, and to be updated to current standards. The roofs are generally in good condition, except the roof of the 2-bedroom gite, which needs to be addressed. This property was my father's primary residence since the mid-eighties, when he purchased and renovated the property. Visits can be organized; the widow still lives on site.

    Revenue Generation
Due to circumstances, the 3 gites are no longer rented, but they provided a steady source of revenue as there are not a lot of vacation properties on offer in this very popular area.

The project will transform a huge build-up site into a new exceptional residential district, a haven of serenity, conviviality and well-being, in a sustainable and responsible way. This new habitat draws its inspiration from current lifestyles while anticipating those of tomorrow and carries the promise of an exceptional quality of life, both indoors and outdoors.

This third phase of the project captivates with its contemporary and sculptural architecture, as well as its new apartments flooded with light, all enhanced by vast private outdoor spaces: panoramic balconies and, for some privileged guests, exceptional terraces that can accommodate a jacuzzi, offering breathtaking views for lovers of XXL horizons. The collection of apartments on offer for this phase ranges from 1 to 4 bedroom apartments, with the inclusion of a garage parking space for most units and a cellar for every unit.

The care given to landscaping and the creation of gentle or exclusively pedestrian traffic lanes contribute to the development of biodiversity and reflect the desire to build sustainably while contributing to the daily well-being of residents. The architecture, for its part, dialogues harmoniously with nature, sometimes featuring it on its roofs and floors, and offers pleasant visual breakthroughs on generous green spaces.

The train and bus station are a short walk away, as well as essential daily shops and services and the Courier shopping centre. The famous lake of Annecy is within 15 mins walk away. Ultimately, the district will accommodate 500 m² of commercial space, a service residence and a place dedicated to residents as a meeting place.
