With far reaching views along the Valley of the Wolf, forest and the medieval castle at Gréolières. The only homes you overlook are for wild animals.     27kms or less than 40 minutes by car and you are at the A8 autoroute at Cagnes sur Mer, a few minutes more and you reach Nice Cote d'Azur International airport (France's second largest). You can even grab a helicopter from the coast and land in the garden 10 minutes later.

    This solid stone house was built to last forever. There's a large shaded dining area and summer kitchen leading to the swimming pool that's heated in the shoulder months and comfortable to use between April and mid October. There is a very large field leading down to the River Loup (which a farmer comes and cuts for you each summer in exchange for the bailed hay). An area was previously terraced to install a tennis court.

    There are two springs that flow all through the hottest of summers, although the house is currently fed by mains water for reliable pressure even when all the bathrooms are being used.

    The forests here contain an incredibly diverse number of trees and many very mature and magnificent specimens. Along the riverside you'll find ancient beech trees, holme, poplar, hazlenut and willows to name but a few. The hillside is predominantly oak (and prime truffle country) but look closer and the diversity continues. There's even an enormous Poplar (like the ones you find lining French roads as ordered by Naploeon) that's not been copiced for may be 80 years, unlike almost all of the others you see through the country.

    In the courtyard as you arrive at Le Foulon is a horse chestnut that could be 200 years old and adjacent is a lime so large that when in flower the sound of the bees collecting pollen creates a gentle hum.

    There are many mature mirabel trees, plumb, apple and green gauge, as well as the hazlenuts and walnuts. Summer brings an abundance of produce.

    There is a small one bedroom house at the far end of the land that is owned by an Irishman. It is available to buy separately should you wish.

    We are retiring and closing our business, but should the new owner wish to continue our current rental activity we are happy to give them as many pointers as we can.

    The main house is in good order and was re-wired and re-plumbed when we arrived. We undertook a lot of renovation work, including all new bathrooms, which is all documented. But like anything of this age there's always maintenance to do and this is reflected in our asking price. The second 2 bedroom house was fully renovated just a few years ago.

The beach and lagoon are also just a walk away and watersports are well catered for. Cycle tracks and boardwalks make for a pleasant stroll or cycle, perhaps to neighbouring villages.

    St Pierre has a permanent population of about 500 and a good range of services and facilities.

    The sea and etang provides for all types of water-based activities: fishing, sailing, windsurfing, wingfoiling, wakeboarding, canoeing, Standup Paddleboarding, kitesurfing. Hire or take a lesson at the local school. Or just lie on the beach and refill your empty water bottle on your way home with wine from a local vineyard outlet like the locals do.

    The reserve bordering St Pierre, the ‘Massif de la Clape’ is cloaked with pine and olive trees, wild rosemary and thyme, and features rocky peaks and outcrops and vineyards. It is a popular recreational area for climbing, mountain biking, walking and wine tasting.

    A choice of restaurants and pavement cafes are within walking distance of the house, and wine shops offer quality good value local wines ‘en vrac’.

    St Pierre is in the Aude area of the Languedoc region. One of the most diverse areas of France, the Languedoc offers mountains, lakes, rivers, and beautiful stretches of coastline; historic cities and fairytale citadels.

    In the area, the ruins of Cathar strongholds contrast with the restored city of Carcassone. Cruise the Canal de la Robine from Narbonne, the oldest town in Southwest France, to the sea, or choose the Canal du Midi, a World Cultural Heritage site. Here are the kitchen with a double glass door that leads to the garden and offers an amazing view of the river. A door leads to the living room with an insert fire place.. Off a small hallway are a bedroom, a shower room and a separate WC. On the first floor are four bedrooms, one very large with a fire place, and one with en suite shower room as well as a family shower room. Stairs lead up to a large attic that would be perfect for storage but also as an art studio.

    Off the entrance hall is a door to the "secret" part: two connected rooms each with a large fireplace, with original doors and one with an ancient giant inbuilt cupboard. The second room has a door to tha garden. From there stairs lead up to the double height room.

    Exterior
    From a small dirt road that eventually leads to a farm you turn into a beautiful driveway, an allée, flanked by poplar trees. The garden wraps around the house. There are mature cherry and apple tress, all overlooked by a 300 year old oak (that is protected). From the garden one can step through a gate to the river bank. Just to the left of the house are two small islands in the river which in the winter are under water and in spring appear again with beautiful vegetation. The property is surrounded by the meadows.

    In addition to the barn, this property offers a few small outbuildings:
    • Three chambers on the side of the house that are used to store wood, but also offer space for a small workshop and for storing equipment. The roof was newly tiled with old tiles to preserve the character.
    • A small hangar that can be used as a carport.
    • Small stables that were used for pigs and chickens.
    • And, last but not least, the old bread oven, which can be used for baking bread and pizza and for cooking.

    The roof had been completely revised about 19 years ago, the roof of the barn is new.

    There is central heating that is being used with oil but can be used with wood.

    The climate change caused a lot of flooding in the past years. The house is located on higher ground and also stands on a base with slits so that water can flow underneath it. Even during the terrible floods two years ago, when large parts of Availles-Limouzine and Confolens were inundated, the water reached the garden but did not even reach the stairs to the kitchen. Some water flowed into the barn during the floods. As I was told, most of it came from the slope; to prevent this, a small ditch with a drain to the river would have to be dug in front of the barn, which is not a big effort (a man with a small excavator, gravel, a half-open pipe, all together costing a maximum of €500). The river water reached the barn, but this could be prevented with a flood wall (a short, strategically placed wall would divert the water).

    The diagnostics that are demanded in France show that the septic tank at some point must be replaced. The energy reading on paper is bad, but an ancient house like this cannot be insulated as proposed as that would create damp problems. This is a historic house and needs the appropriate sensitivity.

    In the autumn of 2025 the property was the winner of France's most prestigious 'Architecture and Heritage award'. Each year a jury of 15 professionals from the assocation 'Maison Paysannes de France' (equivalent to the UK's 'National Trust') select a handful of properties from the whole of France which best exemplify the association's ‘raison d’etre’: to promote the restoration and preservation of rural buildings that have a significant history and to encourage the employment of traditional craftsman, techniques and materials that allow these buildings to survive.

    There were 11 winners of the completion and 'La Maison du Faiencier' was the only property selected from the Var (the largest county in France) and the owner, the only non-french to be honoured with the award in it's 40 year history.

    This impressive stone house which dominates the main (pedestrian precinct) Place of the village was built over four hundred years ago and completed on "The last day of March 1609". We can be sure of the date as during the renovation we discovered a stone commemorative plaque buried in a wall under layers of plaster which bore the date and also the initials of the two main builders. MA and FP were probably members of the 'Companions de Devoir' an organisation of craftsmen and artisans dating from the Middle Ages.

    The village of Varages (population of 1200 with a hand full of non-French) is an hour's drive east of Aix-en-Provence the cultural centre of Provence.

    Exceptionally for this part of France the village is fully functional all year round. Within 5 minutes walk of the house there is a baker, butcher, grocery store, post office, pharmacy and restaurant and bar. Opposite the house is the village Museum dedicated to its historic faience (fine china) industry and behind it is a vast park with tennis, boules and a dedicated children’s play area.
