The lock-keeper’s cottage. If only it were still a viable profession when living here was one of the perks of the job! With 4 acres of wonderful riverside parkland, huge, light-filled rooms and plenty of original features, obviously some redecoration required, but this could be something really special.

The key part of lock keeper’s job was to guide the Armagnac traders safely through the locks with their precious cargo, making sure not a single drop of the amber liquid was lost….. a very important role indeed! The house is in good structural condition and, whilst wallpaper on the ceiling is now somewhat out of fashion, it doesn’t need too much imagination to envisage the transformation a relatively simple make-over could have.

There are 4 bedrooms, 3 of which are 30m2! The Sitting room and dining room are both generous in size, light and both have dual aspect doors that open out onto the east and west terraces.

Arranged across three floors, there is a total 181m2 habitable space.  Here’s the layout:

    Ground floor

    Kitchen - 12m2

Sitting room - 27.5m2 - French doors to east terrace, sliding doors to west terrace

Dining room - 32m2 - French doors to both east and west terrace.  Open fireplace

Shower room with basin and WC

    First floor

Bedroom 1 - 29.5m2 - french doors to west balcony

    Bedroom 2 - 12.5m2 - opportunity to create a family bathroom

    Bedroom 3 - 32m2 - with open fireplace

    Second floor

    Bedroom 4 - 29.5m2

    Outside

Beyond the east and west terraces, there is over 4 acres of beautiful parkland that runs down to the river that was such a key element of the Armagnac trade all those years ago. The main part of the garden is fenced and gated.  There is also a garage/workshop of 35m2.  If you love fishing, swimming, dipping or just watching the world go by, this is a magical place to relax and take it easy.

    Location

The house is situated 6km from Condom where you'll find a wide range of shops and amenities.  Condom is a lively little town with lovely winding narrow streets and a very popular weekly frech produce market.  Built on the banks of the River Baïse, there are lots of relaxing river-based activities as well as lovely walks and cycling.  Other towns and villages in the area include Valence-sur-Baïse, Lectoure, Castéra-Verduzan, Vic Fezensac and Fleurance.

The nearest TGV station to Condom would be Agen, a drive of around 45mins and Toulouse airport is a journey time of 1hr 20mins.

The first floor has a balcony from the living room, across the width of the house, where one can sit and enjoy the many events taking place in the old town during the year.. Thought to have originated from the time of the French Revolution, this house offers a multitude of possibiliites. The ground floor has in the past been - amongst other things - a bar (where Picasso is reputed to have drunk absinthe), and a butcher shop. It is possible to use this for commercial purposes, or convert to a self contained unit with individual access. It has 2 main rooms, plus a shower room. The main house has 5 good sized bedroom, one bathroom with wc, one shower room with wc as well as a further wc. The kitchen/diner looks out on to a triangular shaped, sunny terrace which links the house to the Abbey.

    Location
The house is in the main square - La Place de L'Eglise - in Arles sur Tech. Being in the Vallespir, which is a region of great natural beauty, there are lovely views of the surrounding magestic hills from the upper floors. It is a quiet town, but there are several cafes and restaurants nearby. The Abbey with its romanesque architecture, is a builiding of historic interest, and attaches at one point to the rear of the house. The spa town of Amelie is a few minutes away, and the lovely old market town of Ceret is just 15 minutes away.

    Access
Arles sur Tech is about 30 minutes from the A9 Motorway from Barcelona. It is close to the Spanish border. The Mediterranean coast is less than an hour away. The magestic hills, valleys, lush forests and rushing rivers are close at hand. The trans-Pyrenean footpath (GR10) passes nearby.
Perpignan, with its airport and railway station is about an hour away. Other airports within reach are Beziers, Carcassonne, and Girona (Spain)

    Interior
The house is currently completely empty of furnishings. making it simple for one to make ones own mark. The floor tiles, bathrooms etc have been recently renewed, as well as many other items. Where possible old features have been retained, as with the grand old staircase. The house really does need to be seen.

    Exterior
There is a balcony along the front of the house on the first floor, and a triangular-shaped terrace at the rear, which is accessed from the dining room. This provides an ideal place for outdoor dining.
