Property Description

An attractive, authentic and spacious former stone farmhouse in a bucolic setting. The property has been restored but retains its original character. Lovely stone barn, pastures, pond/lake and woodlands.

Accommodation:

The accommodation comprises farmhouse kitchen/diner (28m²), living room (26m²), sitting room (37m²), downstairs toilet, shower-room and utility room, spacious landing, three upstairs bedrooms, one with en-suite shower-room and toilet.

All rooms are light and airy, with double aspect in most rooms and oak French doors out of sitting room.

The farmhouse enjoys the benefit of major works carried out, including complete rewiring, new plumbing and septic tank system, new kitchen, en- suite shower room, new shutters, new downpipes and gutters, timber treatment and restoration, insulation and internal redecoration.

Newly installed high standard artisanal traditional oak-framed double glazed windows and French doors throughout provide a high level of thermal insulation to the property. Energy rating 'B'.

Heating is by a mix of two high performance wood burners, electric storage radiators and radiant heaters.

The roof and the oak roof timbers are in excellent condition.

Although substantial works have been carried out, one further improvement could be relocation of the kitchen to the rear to create spacious (circa 50m2) kitchen/diner, leaving two large front reception rooms.

In addition, there is no upstairs family bathroom (merely the en-suite upstairs), but it would be easily possible to install a new shower-room at the end of the landing.

The decor is traditional, with stone finished walls in the kitchen/diner and sitting room and original red quarry tiles on the ground floor.

A curved wooden staircase leads upstairs where the walls are finished in white with original pine timber flooring.

Original open fireplaces and built in pine cupboards in bedrooms.

Telephone points in several rooms and terrestrial and satellite television points available in all main rooms. Broadband internet of around 7MB available with fibre optic due to be installed in early 2022.

Mains water and electricity and a fully compliant septic tank for drainage.

The property has a total internal area of 184m².

Grounds:

The property is located in an idyllic, private, elevated setting with splendid views overlooking the surrounding countryside and the village of Aignan.

Nearest neighbours are to the rear and on the other side of the road, circa 200 metres - a holiday home.

There are around 12 acres of fields and woodland on three sides of the property, with a tarmacadam country lane on the remaining side.

The property also has a natural spring, which feeds a pond, capable of being transformed into a lake, such is the strength of the supply from the spring. There is also a recently planted orchard and fenced vegetable garden.

There is a large two-storey traditional stone/brick barn circa 150m2. The barn has had a new roof and new floor-boarding on the upper floor, although it would benefit from further works.

There is also a large open sided hangar to the rear of the barn.

The barn and hangar are suitable for storage and stable/equestrian use.

Local Area:

The coordinates of the property are 43°40'52.0"N 0°03'34.7"E.

Aignan is approximately 3 kilometres away.

A green country lane at the bottom of the property can be used to either walk or go on horseback all the way to Aignan.

The village has a well stocked small supermarket, a chemist, a bar and two restaurants, a bakery, post office, bank, insurance office, tabac, doctors surgery and a weekly market. There are also two hyper-markets within 20 minutes.

There are three schools at Aignan that all have a very good reputation and offer education from infants (3) through to lower secondary 15).

There are an enormous range of activities that take over the summer in this part of France, particularly if you enjoy good wine and food.

There are also number of major music festivals, including Salsa at Vic-Fezensac and Jazz at Marciac. On a smaller scale there are also a host of village fetes every week which are great fun.

There are many wine château and cooperatives that genuinely welcome visitors and offer excellent value. Walking and biking in the many country lanes is also highly recommended.

Region:

On a regional level, the Pyrenees and the gateway to Spain are approximately 1.5 hours drive away and the seaside coast about 2 hours drive.

Toulouse and Bordeaux are both around 2 hours, Pau is approx 1 hour, Lourdes airport around 1 hour, and the Atlantic coast around 2.30 hours away.
