Property Description

88,000 Euros .... £ 73.650

CERTAINLY A LOT OF HOUSE FOR THE PRICE, THIS DECEPTIVELY LARGE STONE VILLAGE HOUSE WITH 5/6 BEDROOMS IS SITUATED ON A QUIET ROAD ON THE EDGE OF A LOVELY VILLAGE NEXT DOOR TO A CHATEAU.

A lovely property, full of original features, and keeping lots of charm, but in need of a little updating, and some TLC in places. Already a lot of work has been done, including a very impressive loft area renovation, keeping the original A frame woodwork of the attic, and a lovely staircase. The property can be a beautiful permanent location, for anyone looking for a typical French village way of life in a family home or as a B&B project, and the house comes partially furnished which is negational.

The property has recently benefitted from new modern electric heating thought the house , and the wattage increased so no more annoying trip out's. A damp course has been added to the ground floor with new plastering and two new double glazed windows at the front of the house on the first floor.

You enter straight into the long entrance hallway, running the full length of the property.
To the right, takes you into a room currently set up as a dining room with laminate wood flooring, plenty of space for several tables and chairs, and a small bar area. To the left, are double doors into the lounge, dark wooden flooring, and beamed ceiling. Double doors lead into the kitchen ,fitted with a few units, and a window looking out to the terrace garden. Across the hallway, leads to a bathroom/Utility room, and a separate w.c. Up the staircase to the first floor, here are three double bedrooms, one with a shower cabinet, also a room set out as a lounge, with an open fire place, and wooden floors, as have all the rooms on this floor. There is a second family bathroom. Up to the second floor, originally the attic. This is a very impressive space, lots of work has been done , and finished to a good standard.Three more double bedrooms, one of which has been renovated to make great use of the height of the roof. Again, more of the lovely wooden flooring here too. There is also a third modern family bathroom.
Outside to the rear of the property, is a small terrace garden, with lawn and trees, stone steps take you down to a cellar. There is a small outbuilding, housing the hot water tank, and has plenty storage space. Across the quiet road to the front of the property, is an extra piece of land, this could be a vegetable or flower garden, or more space to enjoy the tranquillity, sitting in the sunshine.
This village has lots of amenities, including grocery store, butcher, baker, pharmacy, a couple of bars and restaurants, and also a primary school. The nearest market town is La Souterraine, a 15 minute drive, with more amenities , including supermarkets, and boutique, and a twice weekly market around the church. The closest airport is Limoges, 50kms , with daily U.K flights. In summary, this could be a very nice holiday location, or a permanent relocation in this very tranquille corner of France.

Location in France

The Creuse is France's hidden department, and forms part of the Limousin region. You have to leave the beaten track to find the many interesting and attractive towns and hamlets dotted around the area.
Guéret is the capital of the department and has around 15,000 inhabitants, which gives you an idea how sparsely populated this department is. The proximity of the town to both the River Creuse and the Lac du Cortille mean that plenty of watersports are available for both holidaymakers and residents alike.
Bourganeuf has less than 3,500 inhabitants yet has a rich and affluent history, as the Knights Templar had their headquarters here for many years. La Souterraine is another popular small town, steeped in history and has drawn much interest from archaeologists over the years thanks to its 13th century crypt.
The Creuse has some diverse landscapes - from the vast plains of the Berry to the North, the hilly landscape of the Auvergne to the east and woodland to the south. The easiest way to access the Creuse from the UK is to fly into Limoges, or catch the TGV from Paris.
Property prices are still very low when compared to other areas of France, and there are definitely still bargains to be found despite the rise in prices over the last few years.
