Property Description

We are selling our renovated farm-house, which is situated in a 2.3 acre plot (0.93 hectares), bordered by the river Asse, in a lovely rural area, with a great view across the valley.

It has a swimming pool of 4m x 7m, more details of which are described further down.

The main house has 4 bedrooms (3 of which have en-suite bathrooms), a beautifully-fitted kitchen with a blue-stone floor (built-in dishwasher and Smeg cooker included), and a lovely lounge with wood-burning stove and big exposed oak beams.

A heavy oak staircase leads up from the lounge to bedrooms 1,2 & 4.
Bedroom 2 is also accessible from its own external covered oak staircase at the back of the house.
Bedroom 3 is downstairs, adjoining the lounge, and has an additional door leading onto a tiled terrace in the big courtyard.

There is a separate renovated outbuilding (former bread-oven) which has 2 rooms (27 m2) with views over the valley.

In total, the house and bread-oven have approx. 190 m2 of renovated habitable space.

The house itself (not the bread-oven building) has central heating throughout. The bread-oven rooms have a common central chimney which could house a small wood-burner if needed.

There is a cellar with an earth floor underneath the kitchen, accessed from double-wooden doors in the pool courtyard. The oil-fired boiler is in here, and it's a good place to store wine too.

There are 2 stone barns (one of approx. 8m x 30m, the other approx. 5m x 15m) and a series of small outhouses forming one side of the pool courtyard.

Both barns are in good condition, and currently used for storage and parking the cars, but with a footprint of over 300 m2 there is plenty of space for any projects, such as extra accommodation, or a workshop, gite etc.

The pool is one of the only features installed by the previous owners which remains. In my opinion they put it in the wrong place (too close to the back door which reduces the available patio space), and a few months ago a panicking horse strayed into the courtyard and stepped onto the pool cover, disappearing into the half-empty pool. It was rescued unharmed by the fire service, but the machinery used to extricate the animal has damaged the paved area and the edging stones, and also the liner needs fixing.
Personally, I would take this opportunity to fill in the pool, reclaim extra patio space, and install a jacuzzi/plunge pool/sauna further away from the back door, on a lower patio level.
I have costed the destruction and removal of the pool, and compacting of the filled-in pool area to make it ready for new paving. It would be between 1500-2000 EUR according to the excellent local contractor in Lussac. New paving would be another few thousand, depending on the quality of the material of course.

Alternatively the pool can remain and be repaired for a couple of thousand if desired, but we found that the maintenance wasn't worth it considering the few months the pool was ever used, whereas the patio area can be used for much more of the year, and the taxes (fonciere and habitation) would be almost halved by losing the pool.

The nearest village is Lussac-Les-Eglises, about 0.7km away, so very easy walking distance, and it has a fantastic little bakery, a well-stocked SPAR supermarket (with a proper butcher), 2 cafes, a pharmacy. a dentist, 2 hairdressers, a lovely brocante, a post-office, a traiteur, a great general workshop (ironmongery, car & tractor repairs, equipment rental, building supplies etc.) and a small primary school.

Magnac-Laval is 10 minutes drive through beautiful countryside, and there you will find a bigger supermarket and more shops, banks etc.

The neighbours are very welcoming, and we have made many great friends in the area.

This is a private sale, with no agency fees applicable, just the usual notary costs and taxes on top.
I have reduced the price in light of the pool area condition, and in some of the photos you can see the condition pre and post horse.
