Property Description

Boisbreteaus is five minutes off the RN10 and an hour south of Angouleme. It is an hour north of Bordeaux, about ten kilometres from Brossac, a small town with a lake on holiday village and 10 km from Baignes in the opposite direction. Both towns have supermarket, banking, a post office, a restaurant and builders merchants. Barbezieux is 14 km north on the RN 10, vineyards and hunting are common in the area which is lovely, densely wooded hillsides and smaller lakes.
There is an airport at Bordeaux, Cognac and La Rochelle. There are 150 people in this village with a large church and a very helpful mayor.


The house and its building were a farm and it is about 200 years old. The walls are made of stone and the roof is tiled, a new roof was added in about 2007. The roof is timbered
It is positioned on a corner between the road to Boisbretau which is a very quiet road with a few tractors. The house is situated within its own land of approximately 3 acres, there are mature trees in front of the house and a pond which is fed by a spring which never dries up.There is small wood included with the property .

There are barns on each side and at the back of the house attached to it. The rooms all have very high ceilings, four of the rooms have fireplaces and all have ceiling beams. The entrance hall is tiled And measures approximately 3 m x 6 m .There is a series of rooms ,one to the left of the hall which is 6 m wide by 6 m long with its own fireplace. To the right of the hall is another room we had designated as a kitchen which is 6 m x 6 m the next room is accessed through a door and is 5 m x 6 m this has its own fireplace the next room similarly has a fireplace and is approximately the same size at 5 x 6 m To the right is a very large ecurie which measures 12 m in length running the length of the house from front to back behind the front rooms are too large Grange rooms, one measures 10 m x 6 and one is 15 m x 6 .At the leftend of the house is a chai 19 m x 12 m with double height ceilings and the old winemaking barrels still in place .On the second floor of the house there are three very large bedrooms and then above the ecurie is another very large barn space a similar size to the ecurie which runs from the front to the back of the house . we have various plans and drawing for our ideas from a local builder including plans to build swimming pools terraces .Electricity, water and phone lines are present.
The loft above the house is very large with high roof timbers. The chai is large with partial lofts and there is a stable with the loft above it. The grange at the back has a staircase gaining access to the lofts. The roof over the chai is damaged from the Tempest but the rest of the roof is new over the house.

The property is ideal for renovation and would make a very large elegant house of several gites. It is a renovation project.
We sadly never got to pursue our dream due to kids appearing and our jobs restricting our time to visit and supervise a project so with great regret we have had to put the house up for sale but as we havent visited recently , the pictures are a few years old and so are not up to date .
