Property Description

This is the ideal location for boat owners. The mooring fees are among the cheapest in France for a mast-up yacht and because the port is above the lock the berths are in fresh water so there is no fouling. The river winds down 12nm to the sea through woods and fields, past water mills and hamlets to the port of Lezardrieux and the estuary. From there you can cruise one of the most outstanding coasts in Europe, making passage to the Channel Islands, all of North Brittany, Biscay and beyond. Or you may prefer to stay closer to home, exploring the many sheltered coves and hidden anchorages in the fascinating archipelago of Brehat, famous for its pink granite rocks, very mild micro-climate and Mediterranean vegetation.

The house is soundly constructed from stone, which has been rendered, and sits in an elevated position maximising the stunning views over the river and protected woodlands on the opposite bank. The view is constant regardless of the ebb and flow of the tide (so no mud banks) and besides the variety of bird life there is the additional interest generated by the port less than 1km upstream, with boats coming and going during locking hours.

The site is accessed either by steps or via the sweeping sloped gravel driveway from the road. The extensive ground works for this access were completed in 2014. The elevated, well-drained site means there is zero risk of flooding from either river or rainwater - something that can't very often be said about a waterside property.


The plot is zoned as “UC - Zone Urbaine à vocation d’habitat (pavillonnaire)” which means that planning permission can be sought for a building on part of the plot. From the front of the house, the full length (70m) of the garden and the sun deck you have uninterrupted views of the river and the woods (and of your own boat if you moor it in front of the house as we have). To the rear there is a single track railway line for the little single carriage trains which run during the day between Guingamp and Paimpol. The station is only 10 minutes' walk away and from Guingamp you could be in Paris in 3.5 hours. For a few weeks in the summer season there is also the "Vapeur du Trieux", a steam train which is a delight and passes once a day in each direction. Beyond the track are fields and woodland.

Parking - for at least four cars with a level turning area at the top of the driveway and a further space just off the road.

Attractive wooden chalet style shed - a big space with double doors for storing garden tools including a ride-on mower. It is festooned with prolific grape vines during the summer months and has a dry log store at the side. All tools and machines for maintaining the garden and the log supply will be included in the sale.

Garden - with river views along the whole length. Includes a level site with two raised beds for vegetables etc. Soft fruit beds with red and blackcurrants, gooseberries and raspberries. Orchard area with apple, pear, plum and cherry trees. All laid to grass which is easily controlled wit the small ride-on mower. The whole garden is surrounded by well-kept hedges.

Further storage structure - at the bottom of the orchard area is an old structure which is great for storing all the "might need" stuff (anchors, chain, rope, fenders etc in my case). It's old but substantial and the roof is weight-bearing... a big plus for picking the cherries every summer. It's a big cherry tree!

Rainwater storage tank - 2500 litre capacity, collects rainwater from the roof, ensuring that your fruit and vegetable crops are available at minimum cost. Useful for cleaning the car, using the pressure washer - all those outside washing jobs.

Sun deck - substantial wooden structure on the west side of the house, giving a spacious level area for outdoor living.

There is a weekly maret, a supermarket, a post office, banks, two bakeries, a butcher, a newsagent/tabac and many other shops as well as bars and restaurants.

St Malo is 132km, Roscoff 93km and Brest airport 116km.
