If you're looking for a very individual property and you value your privacy, this could be for you!

Overview

This "Petit Manoir" is designed in 18th-century style, with high ceilings and plenty of space for a family.

Built some 25 years ago, of rendered blocks with a slate roof, it is a detached property with four bedrooms on two floors, set in completely private and secluded grounds of nearly a hectare, laid out in parkland style.

It requires some renovation work to bring it to tip top condition.


Location

Beuville is a hamlet in a very traditional rural area of Haute Normandie, with lots of farmland. This is the heart of dairy farming, with wonderful local cheeses, rich cream and butter. There are also extensive orchards, producing the famous Normandy cider.

There are two large villages, Tôtes and Auffay, within a couple of kilometres. Both have a good range of shops and services, including supermarket, post office and pharmacy.

At Auffay there is also a railway station, with regular trains to Dieppe, Rouen and Paris.

The house is a few minutes drive from the autoroute, giving access in half an hour to Dieppe, an attractive seaside resort and fishing port, with a ferry service to England.

In the other direction, it is about the same distance to Rouen, provincial capital of Normandy, with its excellent shopping, restaurants and bars, entertainments and tourist attractions, including the famous cathedral, the Gros-Horloge, Joan of Arc monument, and Museum of Fine Arts, with its great collection of Impressionist paintings.

The city of Paris can be reached easily by train from Auffay in under two hours, or by car in about two hours by the A13 motorway.

For nature enthusiasts, the beautiful Foret d’Eawy – more than 7000 hectares of ancient woodland which provides great excursions on foot, bicycle or horseback riding - is 20 km away.

The Boucles de la Seine national park is about twice as far, and offers a magnificent landscape carved by the meanders of the river Seine, the natural heritage complemented by architectural treasures: three abbeys, rural museums, châteaux and thatched cottages.

Access

Access is really easy, thanks to proximity to the N27 autoroute, leading directly to Dieppe, with its ferry port providing crossings to Newhaven, England. Alternatively, Le Havre is an hour’s drive away on the A29, with ferries to Portsmouth. For the fastest crossings, the Channel Tunnel is about two hours drive, with the ferry port of Calais 15 minutes further on.

Airports - if you prefer air travel, Paris Beauvais is less than one and a half hour's drive, and offers flights from many British and European cities by low-cost carriers such as Ryanair, Wizz Air and Blue Air.

Boos airport is just south-west of Rouen, with flights to and from a number of British and European cities.

Caen Airport is an hour and three quarters drive, with flights from Southend.

From the central entrance hall, there are twin salons with marble fireplaces to either side (we use one as a dining room). A study/bedroom four with ensuite shower leads off the left hand room.

Also on the ground floor, the master bedroom suite with dressing room and bathroom.

There is a large area of lawn to the front of the house, and to one side there is a small orchard and a “secret garden” within privet hedges, now overgrown.

There is a double garage with ample room for two cars and a workshop area, with stairs up to storage space above.

There is an additional small building – notionally a hen house, but this could be a workshop or garden studio, subject to any necessary upgrading.

There are neighbouring houses, but the extensive grounds mean that they are not too close!



Additional details

The house has mains water and electricity. Drainage is to a septic tank.

There is oil-fired central heating, but the boiler requires replacing.

Landline telephone and broadband are available.

There is some renovation work and decorating to complete on the house. Particularly plumbing for one of the upstairs bathrooms. Sadly, illness prevented us from completing the works, and I am now no longer able to keep the property.
