Property Description

BEAT THE BREXIT DEADLINE! I expect you are putting all of your plans to move to France into the "its too difficult" folder. BUT, it is all still very possible to beat the Brexit deadline and keep all of your existing EU Fredom of movement benefits that you government wants you to loose so you stay in the UK to prop the economy up through the inevitably very difficult years ahead. Down here in Charente Maritime, we do not have a Covid problem and we aim to keep it that way. This is the way to beat the deadline. Separate finding and buying your new home from complying with the rules to be legally residing by the 31/12/2020 Brexit deadline. Here is how:

All you need do by 31/12/2020 is:

- go to France and keep your travel tickets as proof that you were there.

- sign a rental agreement which begins before 31/12/2020.

- open a bank account

- watch carefully as France publishes the details for any other documentation required. This may be registering on a web site which may become available in October.

- My understanding is you can then leave France and fly back to your home whilst you manage the rest of the process. This means leaving your rented property empty - hence rent small and cheap - but its still an address in France.

- You then have 6 months - until end June 2021 to obtain whatever the official documents required are.

So, in parallel, you can progress your plans to buy a suitable property.

No need to give up your plans, just be resourceful and those are the skills to make a success of running a place like mine anyway.

AND NOW MY PROPERTY - Opportunity to purchase privately a holiday rental business established 14 years, generating £20K income from 2 Cottages and with a large 5 bed 17th Century Manor House & near 4 acre grounds. Potential to increase income.

The property called Le Manoir comprises:
A huge 5 bedroomed 17century Manor House with an adjacent utility building all totalling 300m2 of living space.
A 3 bedroomed Cottage (107m2) living space) recently converted from a traditional Charente stone barn.
A 2 bedroomed Cottage ( 66m2)
A traditional stone barn - development potential (82m2) - also housing an indoor games area.
A garage for 3 cars or other uses (39m2)
A 10m x 5m in ground swimming pool with surrounding 63m2 terrace and adjacent equipment store.

Owner wants to retire fully and move to Spain. He has already researched his new property and can leave at any time now.

Owner prepared to hand over the property in autumn 2020 in time for Brexit but it can be after Brexit if required.

Owner will provide support until the new owners are fully up and running (details to be agreed). Manuals for all key systems and equipment will be provided.

Despite the global pandemic, Holiday rentals in summer 2020 have been very strong and demand for rural propery and selfcatering holidays is only likelt top increase as people leave covid breading areas like cities.

If I accept your offer, most of the furniture and equipment is included. Full details of what would be included will be provided if you email. See at the end for contact details.

Owner will hand over all advertising web sites, client emails, management software etc to help the new owners start generating income immediately.
