LOCAL AREA

Mirande is the ‘sous prefecture’, which is a secondary county town, so it has an active Mairie and lots going on. The town centre is a quintessential French country town, with a large square surrounded by cafes, bars, restaurants and boutique shops. There are also plenty of daily essentials, such as hairdressers, post offices, bakeries, garden centres, petrol stations and 4 supermarkets including both Lidl and Aldi.

The Gers is exactly as you would picture Gascony, rolling farmland hills with little hamlets backed by the magnificent Pyrenees and very little traffic. This property is well situated for a variety of outings and attractions. The Pyrenees are a mere 50km away, and it’s less than 2 hours into Spain where many locals go for a day out of eating and shopping. Closer to home are a huge array of farmers markets (Mirande has one every Monday, and a larger one in nearby Auch every Thursday), plus plenty of ‘brocante’ antique shops in quaint villages.

There are plenty of things to do nearby. Marciac is but 20 minutes away and hosts the fantastic Jazz Festival every year, which is always an amazing event. It occurs every summer, usually in July/August for 3 weeks, and can be easily Googled for details. The Pyrenees is an hour away and is host to a winter wonderland of fun for fans of skiing, snowboarding and paragliding. It is also home to a handful of incredible mountain spas. In summer it hosts the Tour de France, which spends a lot of time in the general area. The Tour d’Occitanie (formerly Tour de Sud) has gone through the local village of St Medard for the last few years and is a grand sight.

The area is perfect for fans of doing sport as well as watching it. Mirande has a decent rugby club for both adults and kids, plus gyms, tennis courts and a wonderful public pool with waterpark in La Ludina. It is connected to a popular holiday park which sits on the river Petite Baïse and a quaint lake. This is popular for walkers, runners, dog owners and fishers, and is less than 5 minutes from the property. It also hosts several summer fairs which are always good fun. There are many more lakes in the local area including a large one in Marciac, 30km away, where boating, fishing and swimming are popular. Golfing is also popular, with the nearest being Golf de Gascogne which is only 20km away.

Food-wise, Mirande boasts a lovely pizza place – Urban Food 32 – a traditional French restaurant, the Brasserie, and even Vietnamese/Chinese and Italian restaurants, among others. In Marciac is La Peniche, a wonderful boat restaurant serving plenty of fresh seafood on the magnificent lake. 20 minutes away into the Gascony city of Auch is a huge variety of cafes and restaurants, including a very good Asian buffet in Pavie. For those who miss sausages and Sunday roasts, 'Austins' in Panassac (20 mins) serves up a taste of England. This is but a taste of the wonderful variety of eateries nearby!

For parents, it is well situated for schooling and can cater for children from kindergarten age with the École Maternelle and Primaire in Saint-Élix-Theux, 8km away. Closer to home (2km) is a small junior school in St Mèdard, and my own son went to both of these. Mirande (4km) and Masseube (20km) host a variety of private and public junior and secondary schools plus colleges. There is also a music college in Marciac (30km) which offers weekly boarding, and of course a larger variety in Auch (30km).

Though a rural location, you are never too far from major transport links. The nearest airports are Toulouse Blagnac which is 100km and less than 1.5 hours away, and Tarbes-Lourdes which is only 60km away. Bordeaux is a bit bigger and is 220km away. Auch hosts a big train station and is only 25km away.
