This delightful 225-year-old Gascon farmhouse, in an L-shape sitting around its stunning outside terrace, is a clever blend of traditional features with modern convenience and economy to create a comfortable and stylish home. It is calm and private filled with charm, character and further potential. It has the most wonderful peaceful feeling; when we bought it the house had been uninhabited for many years and had an earth floor and many half-walls, but it had a lovely feel which drew us in and made us feel welcome. You will understand when you view it!
140m² property, recently renovated to a high standard and boasting 3 bedrooms, 2 bathrooms, a large modern kitchen diner, cosy living room with gorgeous brick fireplace, large entrance hall with original tiles, utility/boiler room and a 72m² loft for conversion or storage.
The house features modern underfloor heating throughout and an efficient heatsource pump for reduced energy bills. Combined with insulating thermo brick walls, plenty of insulation, economy towel radiators and LED bulbs, this renovation has embraced modern green technology.
Enter the property via a private gravelled driveway which swings past a vast open barn and the stable block to a large parking area. Front gardens and pathway to the lovely solid oak stable door.
The entrance hall features traditional red quarry floor tiles with doors off to the utility room, bedroom 3, and the inner hallway. Underfloor heating and digital thermostatic control. The large utility room houses a shower, private toilet, sink, loads of purpose-built storage, an additional heated towel rail and the boiler.
Bedroom 3 is a pleasant double room with a brand new double glazed window and built-in wardrobe. Underfloor heating and digital thermostatic control.
The inner hall gives way to bedroom 2 and the master bedroom, and then leads on to the kitchen. Space for storage furnishings.
Bedroom 2 is another good size double with an electric radiator, double glazed window, lovely solid wood floor and original large beams. It also has a built-in storage area which currently houses a bookcase, but could easily be used as a wardrobe.
The double aspect master bedroom is a delight! With vaulted ceilings, feature beams, French windows out to a quaint bistro table, a small private mezzanine which acts as a second sitting room, large dressing room, and gorgeous en suite bathroom, this is the bedroom of dreams! The en suite features a 2-person corner bath, bidet, toilet, sink with storage, heated towel rail and stunning walk-in shower. Underfloor heating to both rooms and digital thermostatic control, to set the temperature to your taste.
Down the hallway is another glorious double aspect room; the 32m² tiled kitchen is spacious and light. Centrally is a large island unit housing plenty of storage, a classic Belfast sink, a Bosch dishwasher, efficient Siemens induction hob for summer use, pop-up socket for plugs and USB, and striking black & white tiles. Around the kitchen are multiple fitted soft-close cabinets and drawers, shelving, 2 large larder cupboards, and a built-in electric Siemens oven with space above for a microwave. Space for large American fridge freezer. A feature fireplace currently houses a glorious 4-oven Aga which is included in the sale price! Space for a large dining table, feature beams, and double doors out onto the terrace complete this incredible room where you will be sure to gather with friends and family. Discreet access to loft. Underfloor heating and digital thermostatic control.
A large open doorway leads you into the sitting room with 2 double aspect windows, original beams and a lovely brick fireplace with fully functional wood burner. The fireplace was built in 2017 with modern techniques, yet perfectly complements the traditional style of the house. Underfloor heating and thermostatic control.
Upstairs is a large 72m² loft area - the original 'grenier' - currently used for storage but which can easily be converted. It would nicely fit 2 large bedrooms and a bathroom if more living space were required. The house is fully renovated and ready to move into, but there is potential to put your own stamp on it too.
Accessed from the kitchen and master bedroom is a south-facing 70m² decked terrace, complete with beautiful pergola and concrete pad for a Jacuzzi tub. The house sits in mature gardens with areas of lawn, borders and established trees.
To the south of the house are the paddocks, currently set up with easily moveable fencing. To the east is the orchard with young apple, pear, cherry and nectarine trees, plus room for many more. There is also space for a vast potager/veggie patch, should you wish. To the west is the open barn, perfect for storing gardening equipment and seasonal furniture, and the purpose-built stable block. Constructed of solid timber, it features 4 large stables and a wide space between. One stable currently acts as the tack room. Complete with power, water and tie rings. The stables open into the main paddock which has 2 automatic waterers and a secondary field shelter. The land gently slopes down towards woods and a little stream, and is surrounded by farm and woodland.
The house is perfectly situated, enjoying both the peace and tranquillity of a spacious and private country location (with very good neighbours!) but is only a 5-minute drive to the nearest town. Mirande is the ‘sous prefecture’, which is a secondary county town, so it has an active Mairie and lots going on. The town centre is a quintessential French country town, with a large square surrounded by cafes, bars, restaurants and boutique shops. There are also plenty of daily essentials, such as hairdressers, post offices, bakeries, garden centres, petrol stations and 4 supermarkets including both Lidl and Aldi.
The Gers is exactly as you would picture Gascony, rolling farmland hills with little hamlets backed by the magnificent Pyrenees and very little traffic. This property is well situated for a variety of outings and attractions. The Pyrenees are a mere 50km away, and it’s less than 2 hours into Spain where many locals go for a day out of eating and shopping. Closer to home are a huge array of farmers markets (Mirande has one every Monday, and a larger one in nearby Auch every Thursday), plus plenty of ‘brocante’ antique shops in quaint villages.
There are plenty of things to do nearby. Marciac is but 20 minutes away and hosts the fantastic Jazz Festival every year, which is always an amazing event. It occurs every summer, usually in July/August for 3 weeks, and can be easily Googled for details. The Pyrenees is an hour away and is host to a winter wonderland of fun for fans of skiing, snowboarding and paragliding. It is also home to a handful of incredible mountain spas. In summer it hosts the Tour de France, which spends a lot of time in the general area. The Tour d’Occitanie (formerly Tour de Sud) has gone through the local village of St Medard for the last few years and is a grand sight.
The area is perfect for fans of doing sport as well as watching it. Mirande has a decent rugby club for both adults and kids, plus gyms, tennis courts and a wonderful public pool with waterpark in La Ludina. It is connected to a popular holiday park which sits on the river Petite Baïse and a quaint lake. This is popular for walkers, runners, dog owners and fishers, and is less than 5 minutes from the property. It also hosts several summer fairs which are always good fun. There are many more lakes in the local area including a large one in Marciac, 30km away, where boating, fishing and swimming are popular. Golfing is also popular, with the nearest being Golf de Gascogne which is only 20km away.
Food-wise, Mirande boasts a lovely pizza place – Urban Food 32 – a traditional French restaurant, the Brasserie, and even Vietnamese/Chinese and Italian restaurants, among others. In Marciac is La Peniche, a wonderful boat restaurant serving plenty of fresh seafood on the magnificent lake. 20 minutes away into the Gascony city of Auch is a huge variety of cafes and restaurants, including a very good Asian buffet in Pavie. For those who miss sausages and Sunday roasts, 'Austins' in Panassac (20 mins) serves up a taste of England. This is but a taste of the wonderful variety of eateries nearby!
For parents, it is well situated for schooling and can cater for children from kindergarten age with the École Maternelle and Primaire in Saint-Élix-Theux, 8km away. Closer to home (2km) is a small junior school in St Mèdard, and my own son went to both of these. Mirande (4km) and Masseube (20km) host a variety of private and public junior and secondary schools plus colleges. There is also a music college in Marciac (30km) which offers weekly boarding, and of course a larger variety in Auch (30km).
Though a rural location, you are never too far from major transport links. The nearest airports are Toulouse Blagnac which is 100km and less than 1.5 hours away, and Tarbes-Lourdes which is only 60km away. Bordeaux is a bit bigger and is 220km away. Auch hosts a big train station and is only 25km away.
